Whoa: New High-Rise Apartment Building Headed to West LA

Here’s something you don’t see everyday: something tall planned west of the 405 freeway. According to documents just released by the Los Angeles Department of City Planning, West LA-based Douglas Emmett Inc. intends to construct a new 34-story residential tower at 11750 Wilshire Boulevard. The Landmark Apartments, first spotted moving through LADCP last December, would rise 338 feet above ground and contain 376 one and two bedroom units. A conceptual site plan drawn up by Gensler indicates that the apartment tower would stand on the southern side of the property, replacing a low-rise structure which previously housed a Pavilions supermarket.

Shiny New Renderings for Proposed West L.A. Tower

A draft environmental impact report released by the Los Angeles Department of City Planning has unveiled new renderings for the Landmark Apartments, a proposed high-rise development from local real estate firm Douglas Emmett, Inc. The project, slated for an approximately 2.8-acre site at 11750 Wilshire Boulevard in West Los Angeles, would consist of a 34-story structure featuring 376 multifamily dwellings and associated amenities such as a fitness center and an outdoor pool deck.

First Look at Revised Beverly Hilton Development

Last month, the Beverly Hills Courier revealed that hotelier Beny Alagem had revised his plan for a luxury condominium development adjacent to the Beverly Hilton hotel. The project, which was approved by voter referendum in 2008, currently calls for the addition of a five-star hotel and two residential buildings to the nine-acre Hilton property. The first phase of the development, a 170-key Waldorf Astoria hotel, is already under construction at the intersection of Wilshire and Santa Monica Boulevards.

Residential and Hotel Complex Planned in Koreatown

Four months after purchasing Koreatown’s Wilshire Galleria for $49 million, Harridge Development Group is moving forward with a project which would incorporate the former department store into a mixed-use complex. According to a case filing from the Los Angeles Department of City Planning, the project would involve the adaptive reuse of the six-story structure at 3240 Wilshire Boulevard, as well as the construction of a high-rise tower on an adjacent parking lot.

Revised Plan Emerges for West LA High-Rise

According to a document from the South Brentwood Residents Association, developer Douglas Emmett Inc.’s plan for a new residential tower in West Los Angeles has reemerged with a major revision. The Landmark Apartments, slated for the site of a shuttered Pavilions supermarket at 11750 Wilshire Boulevard, would consist of a 34-story glass tower featuring 376 apartments, including 16 units for low income households. The 338-foot tall structure would utilize an existing 1,035-car garage which currently serves the adjoining Landmark II office complex.

Revised Plans Unveiled for Koreatown Project

CityView, a Los Angeles-based real estate firm, has unveiled its revised plan for a mixed-use complex now under construction in Koreatown. The project, which is being rebranded as the Pearl on Wilshire, is rising from a large vacant lot at the southwest corner of Wilshire and Hobart Boulevards. The seven-story building will feature 346 apartments above approximately 8,000 square feet of ground-floor retail space, as well as residential amenities such as a swimming pool, a business center, a fitness room and a rooftop deck.

$300-Million Redondo Beach Waterfront Project Moves Ahead

Last week, the Redondo Beach City Planning Department released a final environmental impact report detailing plans for a dramatic makeover of the city’s waterfront. The proposed $300-million development from real estate firm CenterCal Properties reimagines approximately 36 acres of land surrounding the Redondo Beach Pier as a waterfront village, featuring more than 500,000 square feet of recreational and commercial facilities. The northern half of the project site, currently an expansive parking lot with several small restaurants, would be developed with new commercial buildings featuring a specialty theater, a public market and creative office space.

The East San Fernando Valley Transit Corridor: Rendered

Though its June 2018 opening date looms on the distant horizon, few details regarding the East San Fernando Valley Transit Corridor (ESFVTC) are set in stone. The project, partially funded through $170 million in Measure R revenue, will improve public transportation along a nine-mile swath between the Orange Line busway and Sylmar. The proposed transit line would serve an area which is home to over 460,000 people–a larger total than either the cities of Atlanta and Miami.

Mid-Rise Apartment Building Proposed in City West

The explosive growth of Downtown Los Angeles continues to spread west across the Harbor Freeway. Yesterday, plans were filed with the City of Los Angeles to construct a residential-retail complex in the City West neighborhood. The project - slated for a one-acre property bounded by Hartford Avenue, 5th and Witmer Streets - would consist of an eight-story, 174,000-square-foot building featuring 182 market rate apartments and 36 units of affordable housing. The proposal is contingent on a series of density bonus incentives requested by the developer in exchange for providing low-income housing.

Third Hotel Underway on Redondo Beach Property

Two years ago, developer TRCF Redondo, LLC opened a pair of mid-range hotels adjacent to the San Diego Freeway. That duo will soon become a trio. The Utah-based firm is now in the midst of construction on a third hotel on the property, which is located between Marine and Inglewood Avenues, adjacent to the Green Line’s Redondo Beach Station. Plans call for a 180-key Homewood Suites by Hilton, which would also include a park and a small amount of meeting space.
