According to a document from the South Brentwood Residents Association, developer Douglas Emmett Inc.’s plan for a new residential tower in West Los Angeles has reemerged with a major revision. The Landmark Apartments, slated for the site of a shuttered Pavilions supermarket at 11750 Wilshire Boulevard, would consist of a 34-story glass tower featuring 376 apartments, including 16 units for low income households.  The 338-foot tall structure would utilize an existing 1,035-car garage which currently serves the adjoining Landmark II office complex. Plans also call for a standard array of residential amenities, including a fitness center and a recreation room. When initially proposed in 2014, designs from architecture firm Gensler also called for the construction of a standalone building featuring 4,700 square feet of retail space on what is now a surface parking lot at Wilshire Boulevard and Granville Avenue.  Douglas Emmett has since dropped that component from the project, and now plans to build a 25,000-square foot park in its place.  The green space would be privately maintained, but open to the public during the daytime. Other elements of the development, including the design of the tower, appear to be unchanged at this point in time. While an updated groundbreaking date for the project is currently unclear, past submissions to the Los Angeles Department of City Planning have anticipated an approximately 30-month construction timeline.
