An environmental report published by the Los Angeles Department of City Planning offers a first look at the Woodley & San Fernando Mission Project, a proposed mixed-use development in Granada Hills. Harridge Development Group, a Los Angeles-based real estate firm, intends to raze a shopping center at 16201 W. San Fernando Mission Boulevard to replace it with a residential-retail complex. According to an August case filing from the Department of City Planning, the project would consist of three- and four-story structures featuring 418 market rate apartments, 22 units of very low income housing and approximately 65,000 square feet of ground-level commercial space.

The post-Cold War decline of Southern California’s aerospace industry left numerous industrial buildings in El Segundo without occupants. Decades later, the spread of Silicon Beach is finally offering a path forward. Steelwave, a real estate firm based out of Foster City, is rehabilitating a former Raytheon research facility at 2030 E. Maple Avenue into creative office space. The one-story structure, located east of Sepulveda Boulevard, was previously used in the development of the B2 bomber and other defense type planes.

A proposed mixed-use complex in Downtown Los Angeles’ evolving Arts District could result in a 12-story tower featuring multifamily residential units, retail space and a hotel. Arts District Center, which has been nearly a decade in the making, would rise from an approximately one-acre property fronting 5th, Colyton and Seaton Streets, one block west of a new public park. Arts District Development, LLC - the firm behind the project - is planning for 129 live-work condominiums, a 113-room boutique “art” hotel and 70,000 square feet of community-serving shops and restaurants within the building’s ground level.

Another surface parking lot in Koreatown has given way for a mixed-use complex. Santa Monica-based real estate firm 611 Catalina Building, LLC is in the midst of construction on a residential-retail development at 616 S. Kenmore Avenue. The seven-story building, located midway between Wilshire Boulevard and 6th Street, will consist of 57 residential units, an underground parking garage, and approximately 900 square feet of street-fronting retail space. A posting from the website LoopNet indicates that the ground-floor space is being marketed as a potential dentist’s office.

An initial study published by the Los Angeles Department of City Planning has shed new light on developer Carmel Partners’ plan to build a mixed-use complex in the Arts District. The project site, located at 520-532 S. Mateo Street, is currently developed without a two-story warehouse. The San Francisco-based real estate firm intends to raze the industrial building and replace it with a 13-story, 150-foot tall building featuring 600 live/work apartments, 20,000 square feet of office space, 30,000 square feet of shops and restaurants and 10,000 square feet of cultural space.

In October, Jamison Services, Inc. completed work on an adaptive reuse project which transformed an 89-year-old building in Koreatown into a market rate apartment complex. Last week, Urbanize and photographer Michael Hayes took a look inside the 1920s structure, which is known as the Abbey. The six-story building features a mix of studio, one- and two-bedroom apartments between 550 square feet to 1,069 square feet in size. According to the Abbey’s official website, rents range from $1,600 for a ground-level live-work unit to $3,250 per month for a rooftop penthouse.

The site of a shuttered post office in Koreatown could be redeveloped as a mixed-use complex. Yesterday, local developer Urban Commons filed plans with the City of Los Angeles to construct a 10-story building at 6th and Harvard Streets, creating up to 44 residential units, 200 hotel rooms and 18,000 square feet of ground- and second-floor retail space. The project would offer a mixture of one- and two-bedroom apartments, as well as guest amenities and a three-level underground parking garage.

A proposed mixed-use development could bring multifamily residential units, commercial space and a hotel to Downtown’s booming Arts District. The project, which was filed earlier today with the Los Angeles Department of City Planning, is slated for an approximatley one-acre site fronting 5th, Colyton and Seaton Streets. Additional details, including the total number of planned units and hotel rooms, are currently unclear. The property sits one block west of the new Arts District park, which opened earlier this month at 5th and Hewitt Streets.

Rockwood Capital, a New York-based real estate investment firm, has broken ground on a major expansion of an office campus in Playa Vista. Playa Jefferson, a 200,000-square-foot compex at 12777 W. Jefferson Boulevard, already boasts tenants such as Facebook and Omnicom Group, Inc. The addition of a new building on the easts side of the campus will allow Rockwood to add to that roaster. The three-story Building E, designed by Gensler, will offer approximately 55,000 square feet of leasable space with open floor plans, high windows and outdoor decks.

Pasadena’s Playhouse District has taken on new life in recent years, with the addition of several mixed-use buildings featuring commercial offices, apartments and ground-floor retail space. Two of its latest developments are now rising just blocks apart along Walnut Street. At Walnut and Hudson Avenue, developer Greystar Real Estate Partners is midway through construction on the Hudson, a collection of three-to-five-story buildings which will feature 91 studio, one- and two-bedroom apartments above ground-floor retail space.
