Condominiums Coming to Malibu

San Francisco-based real estate manager Pacific Eagle Holdings has announced plans for Cavalleri, the condominium conversion of the Villa Malibu apartment complex. The project, located on a gated 10-acre site near Zuma Beach, will feature 68 two- and three-bedroom residences ranging from 1,577 square feet to 2,200 square feet. Communal amenities will include a 52-foot swimming pool, a fitness center, an outdoor dining pavilion, two tennis courts and dog parks. Cavalleri’s design team includes Edmonds + Lee Architects and Pamela Burton & Company.

Apartments to Cap Another K-Town Garage

Recent years have seen a slew of surface parking lots in Koreatown give way for mixed-use developments. Now investors are coming for parking structures. Yesterday, plans were filed with the City of Los Angeles to construct a 132-unit apartment complex at 635 S. Western Avenue. The proposed development would add five floors atop the four-level Wilshire Center Financial Garage, creating a nine-story building. City records indicate that the project would preserve an existing 900-square-foot retail stall.

City Explores Development of El Pueblo Parking Lot

According to a document from the Los Angeles City Council, yet another mixed-use development may be in the works for El Pueblo. A motion authored by 14th District Councilmember Jose Huizar directs the various city departments to prepare and release a request for proposals for the development of El Pueblo’s Lot 2. The two-acre parking lot, bounded by Cesar E Chavez Avenue, Spring and Main Streets, currently serves visitors to Olvera Street and several nearby museums.

Small Lot Homes Break Ground in Valley Glen

Southern California homebuilder Warmington Residential has announced the start of construction for its latest small lot subdivision. The Glen LA, slated for the San Fernando neighborhood of Valley Glen, will consist of 63 “eco-conscious” homes near the Tujunga Wash Greenway. Each unit will feature 3-4 bedrooms and 3.5 bathrooms, with floor plans of up to 2,100 square feet. Plans also call for a number of amenities, including customizable finishes, attached two-car garages, balconies, dual-pane windows and private rooftop decks.

First Glimpse of Proposed San Pedro Development

An environmental report published by the Los Angeles Department of City Planning offers up new details on a proposed mixed-use development near the San Pedro waterfront. Earlier this year, Beverly Hills real estate investment firm Omninet Capital, LLC submitted plans for a residential-retail complex at 550-560 S. Palos Verdes Street. The project, which would span across 2.5-acres, consists of a six-story structure that would offer 404 residential units above 5,200 square feet of ground-floor retail space..

Mixed-Use Campus Planned in the Arts District

Architecture firm Studio One Eleven has unveiled renderings for an upcoming develompent in the Downtown Los Angeles Arts District. The proposed 2110 Bay development, slated for a 1.8-acre site adjacent to the forthcoming Soho Warehouse, would consist of three buildings on a campus-like setting with public and private open space. The project is being designed to gracefully incoprorate itself into the surrounding Arts District through sensitive massing, scaling and materials. Plans call for a 110-unit live-work tower featuring a rooftop pool deck and amenity space.

Affordable Housing Completed in South L.A.

Killefer Flammang Architects has announced the completion of Paloma Terrace, a new affordable housing complex by the Retirement Housing Foundation (RHF Housing). The four-story building, located at 5000 S. Main Street in South Los Angeles, features 59 residential units reserved for low-income families. Paloma Terrace sits directly across the street from Broadwood Terrace, an 89-unit sister facility which opened in 2015. The two properties arrive just as RHF - one of the nation’s largest nonprofit providers of housing for older adults - celebrates its 55th anniversary.

Check Out East Hollywood's Future Community Garden

A staff report to the Los Angeles City Planning Commission has unveiled renderings for Madison Avenue Park, a proposed half-acre green space in East Hollywood. Slated for a vacant city-owned lot at 1175 N. Madison Avenue, the property will feature public green space in the front and a community garden in the back. The park space, which is being created through a partnership between the Trust for Public Land and EPT Design, will offer grass fields, shade trees, seating, picnic tables, exercise equipment and basketball hoops.

Rendering vs. Reality: Grand Park's Paper Plane

Four months after voters were asked to select the design of a new shade structure at Grand Park, a squadron of paper planes now soars above Olive Court. The installation, appropriately titled Paper Plane, was designed by local artists Elenita Torres and Dean Sherriff. It consists of 11 total pieces, composed of a mesh-like material.
