Condominium Complex Rising in Del Rey

Construction is underway on a new condominium complex at 4140 Glencoe Avenue in the Del Rey loft district. The five-story development, dubbed X67, is being developed by Beverly-Hills-based real estate firm ETCO Homes. As indicated by its name, the low-rise structure will include 67 loft-style condominiums, divided between one- and two-bedroom units. Designs from Bucilla Group Architecture call for a slew of residential amenities, including a fitness room, a community pool, and a dipping pool with lounge chairs and cabana-style seating.

More Residential on the Palms-Culver City Border

After sitting dormant for years, plans to develop a property along the Palms-Culver City border are finally moving forward. Yesterday, a tipster passing through the itersection of Overland Avenue and Washington Boulevard noticed something different: the long vacant two-story which once housed Core Church had been demolished. According to documents from the Los Angeles Department of City Planning, South Carolina-based real estate firm Greystar intends to develop the .9-acre site 10601 Washington Boulevard with a seven-story edifice featuring 135 residential units and approximately 14,000 square feet of ground-level retail and restaurant space.

Renderings Revealed for NoHo West Development

Architectural renderings have emerged for NoHo West, a proposed development which would transform North Hollywood’s 25-acre Laurel Plaza shopping center into a mixed-use community. The project - which is being developed by a joint venture between Goldstein Planting Investments and Merlone Geier Partners - would include a series of low-rise structures featuring apartments, retail and commercial office space. The commercial heart of NoHo West would be Laurel Plaza Drive, a main street slicing diagonally through the development site.

Mini Adaptive Reuse Underway in South Park

With over one dozen high-rise buildings in various stages of development in Downtown Los Angeles, how’s a small adaptive reuse project supposed to get any attention? Time to remedy that. A four-story commercial building at 932 South Hill Street - built in 1923 - is currently in the midst of a transformation into a mixed-use complex that will feature 18 live-work lofts and 4,600 square feet of restaurant space. Designs from architecture firm Omgivning call for the low-rise structure to receive a new paint job and a steel canopy protruding above its ground floor.

Work Resumes for Da Vinci After Massive Blaze

Nine months after collosal blaze destroyed half of Bunker Hill’s Da Vinci apartments, developer Geoff Palmer is fulfilling his promise to finish the controversial mixed-use complex. Wood framing is once again rising for the future six-story structure, which is located on a nearly two-acre property bounded by Temple Street, Fremont Avenue and the the Harbor Freeway. When finished, the building will include 239 studio, one-, two- and three-bedroom apartments above approximately 4,700 square feet of retail space and a 535-car garage.

Otis College Expanding Westchester Campus

In anticipation of its centennial in 2018, the Otis College of Art and Design is adding nearly 100,000 square feet of new facilities to its main Goldsmith Campus in Westchester. Construction is already underway on the primary component of the improvement project: a 91,000 square foot structure located along the campus’ western perimeter. The low-rise structure will be divided into separate residential and academic wings, linked together by a 300-seat auditorium at ground level.

Residential Development Tops out on Highland Avenue

Vertical construction is nearing completion for 1411 Highland Avenue, a new mixed-use development from the Lennar Corporation. The six-story structure - located on a formerly vacant lot between Leland Way and DeLongpre Avenue - will feature 76 luxury apartments and 2,500 square feet of ground-level commercial floor area. Plans call for a mixture of studio, one-, two- and three-bedroom units and underground parking accommodations for up to 143 vehicles. Designs from Torrance-based Withee Malcolm Architects are intended to evoke the feel of classic mid-century residential complexes in the nearby Hollywood hills.

Supportive Housing Completed in Santa Monica

Construction is complete for Step Up on Colorado, a new supportive housing complex at 520 Colorado Avenue in Downtown Santa Monica. The project, which was built by the Hollywood Community Housing Corporation, consists of a five-story structure featuring 34 apartments reserved for formely homeless individuals suffering from mental illness. The building, which is co-owned by the local non-profit Step Up on Second, offers residents amenities including two community rooms with kitchens, support offices, and a computer lab with a library.

Another Tall Hotel for Hollywood

Approximately eight months after purchasing the Jack-in-the-Box restaurant at 6409 Sunset Boulevard for $13.8 million, developer R.D. Olson has filed plans to construct a hotel on the half-acre property. According to a case filing from the Los Angeles Department of City Planning (LADCP), the proposed hotel would rise 19 stories and include at least one food-and-beverage venue. LADCP records do not indicate the number of guest rooms planned within the building.

Tiny Apartment-Hotel Planned in South Park

For years, industry experts have cited a dearth of hotel rooms within a quarter-mile radius as the biggest obstacle to the success of the Los Angeles Convention Center. A recently proposed development, while small in scale, would put the city just a little bit closer to its goal of 5,000 new guest rooms in Downtown by the year 2020. The project, slated for a .17-acre lot at 1320 South Flower Street, would consist of a six-story building featuring 43 hotel rooms, 2 residential units and parking accommodations for up to 17 automobiles and four bicycles.
