Renderings Revealed for Palms Apartment Complex

Renderings have emerged for 10601 Washington Boulevard, a mixed-use complex now under construction on the border between Culver City and the Palms neighborhood. The seven-story building, which is being developed by the real estate firm Greystar, will contain 135 studio, one-and two-bedroom apartments and slightly over 14,000 square feet of ground-level commercial space. The project utilizes density bonus incentives in exchange for providing 11 units of low income housing. Plans call for a number of residential amenities, including a fitness center, a swimming pool, a rooftop deck and parking accommodations for 294 vehicles and 179 bicycles.

Revised Look for Proposed Westchester Development

Sandstone Properties, a Los Angeles-based real estate firm, has unveiled updated designs for a proposed apartment complex to the Neighborhood Council of Westchester and Playa Del Rey’s Planning and Land Use Committee (NCWPDR). The development, slated for an approximately two-acre site at 6733 Sepulveda Boulevard, would consist of a five-story structure containing 176 residential units and parking accommodations for up to 245 vehicles. Plans call for a mixture of studio, one- and two-bedroom apartments which would average 641 square feet in size.

Renovations Proceed at Two Playa Vista Office Complexes

With much of Playa Vista’s new office space now spoken for, investors have turned to renovating existing buildings in an effort to lure more high-tech tenants to the neighborhood. 12655 W. Jefferson Boulevard Los Angeles-based real estate investment trust Hudson Pacific Properties continues with the refurbishment of a 1980s building at 12655 W. Jefferson Boulevard. The six-story building, which is being rebranded as the Landing at Playa Vista, will offer nearly 100,000 square feet of office space when its renovation is complete.

Residential Tower Proposed in Burbank Media District

Tipster Oscar Hagen Gake has sent word that a new residential tower is planned in the Burbank Media District. The proposed mid-rise building, known as the Screenland Lofts, is slated for an approximately .7-acre site at 115 North Screenland Drive. Plans from Connecticut-based Lexham Realty call for a 13-story tower featuring 40 two-bedroom apartments, more than 3,700 square feet of ground-floor commercial space and 229 subterranean parking spaces. The project would also offer common amenities such as a rooftop swimming pool, a second-floor terrace garden and potentially a fitness center.

Santa Monica Airport Park Expansion Moves Forward

The ambitious plan to convert a portion of the Santa Monica Airport into green space took a major step forward this week, with the removal of airplane parking from the southeast corner of the facility. The six-acre site along Bundy Drive will be tied into the adjacent Santa Monica Airport Park, which currently features a dog play area and a soccer field. It is the first phase of an eventual 12-acre expansion of the park, which will also incorporate an additional airport property to the west.

Fresh Renderings for Palisades Village

Caruso Affiliated, the real estate firm behind the Grove, has revealed updated renderings for a collection of shops and restaurants in the Pacific Palisades. The 116,000-square-foot development, known as Palisades Village, would rise from an approximately 3.1-acre site with frontage on Sunset Boulevard, Monument Street and Swarthmore Avenue. Designs from Elkus Manfredi Architects call for a series of one- and two-story buildings which would feature a specialty grocer, boutique shops and restaurants.

Second Culver City TOD Unwraps Itself

With its early 2016 opening date looming, exterior work is now nearing completion on Access Culver City, a residential-retail complex at the Expo Line’s Culver City Station. The project, developed by South Carolina-based Greystar Real Estate Partners, consists of a five-story building which will feature 115 rental apartments above 30,000 square feet of ground-floor commercial space and a parking garage. Other amenities will include an observation deck, a fitness center, a garden lounge and a heated swimming pool.

Hampton Inn & Suites to Rise in Koreatown

A proposal to build a new Hampton Inn & Suites in Koreatown took a step forward last month, when it received the approval of the Los Angeles City Council. The six-story hotel would rise along 3rd Street between Kingsley Drive and Harvard Boulevard, replacing a series of small commercial buildings. According to plans submitted to the City Council, the project would feature 171 guest rooms above a two-level underground garage with parking accommodations for 103 automobiles and 26 bicycles.

Apartment Building Tops Out in Irvine Business Complex

In December, an article published by LAOCDB provided a detailed look at the Residences on Jamboree, a multifamily residential development in the Irvine Business Complex (IBC). The project, which is being developed Colorado-based UDR, Inc., consists of a five-story building wrapping an 601-car parking garage. Plans call for a total of 381 apartments, as well as residential amenities including a resort-style swimming pool and a fitness center. The project received multiple density bonus incentives in exchange for reserving 76 of its residential units as affordalbe housing for lower income households.

Plans Revealed for Latest Arts District Development

Four months after purchasing a 1920s warehouse in the Arts District for $21.6 million, real estate investment firm Est4te Four Capital has filed redevelopment plans for the property with the City of Los Angeles. According to a case filing from the Department of City Planning, the British company intends to add nearly 65,000 square feet of space - or approximately three new floors - atop the two-story structure at 2nd and Vignes Streets.
