Renderings have emerged for the residential-retail complex proposed for a 1.1-acre site at Argyle and Selma Avenues in Hollywood. Two months ago, a subsidiary of Mill Creek Residential Trust filed plans to redevelop property at 1546 N. Argyle Avenue, which has long been the home of Ametron Electronics. The proposed development, which has been dubbed Modera Argyle, would consist of a podium-type building featuring 263 market rate apartments, 13 units of very low income housing and approximately 30,000 square feet of ground-floor retail space. The project is depicted as a contemporary seven-story structure, with large commercial stalls spanning Argyle Avenue. Other features proposed within the building’s ground floor include a clubhouse and a lounge. The development site is wrapped by the Hollywood Palladium and its adjoining parking lot, where Miami-based real estate firm Crescent Heights plans a $320-million mixed-use complex consisting of two high-rise towers. Across Argyle Avenue, Houston-based developer Camden Property Trust recently completed work on a similar seven-story building which features apartments above a ground-floor Equinox Fitness. One block north along Hollywood Boulevard, work is progressing on the second phase of the Blvd 6200 development.
