Condos Planned for Chinatown-Adjacent Site

A forgettable warehouse near Chinatown may give way for a multi-family residential development. Last week, plans were filed with the City of Los Angeles which would allow for the construction of a condominium complex adjacent to the Arroyo Seco Parkway. The approximately one-acre site, located at 788 West College Street, could eventually birth a development featuring 102 residential units and parking accommodations for 230 vehicles. Further details about the proposed development are currently unknown.

Stylish Adaptive Reuse Hits DTLA's Fashion District

Earlier this week, Urbanize LA got a sneak peak inside Garment Lofts- the first new market-rate rental residential project to hit in the Fashion District since way back in 2004. Located at 217 E. 8th Street in the Gothic Revival-style Garment Capitol Building, the project contains 77 residential units and 3,479 square feet of ground floor retail. Seven different floorplans are available, ranging in size from 663 SF to 1,617 SF.

Breaking Down the Massive City Market Development

Two years ago, a consortium of Fashion District property owners revealed plans to transform the shuttered City Market of Los Angeles into a $500 million to $1 billion mixed-use complex. The 10-acre site - bounded by San Julian, San Pedro, 9th and 12th Streets - would be redeveloped with a combination of housing, hotel rooms, creative office space, pedestrian-oriented retail and an educational institution focused on the fashion industry. Now, a draft environmental impact report (DEIR) has unveiled new details about architecture firm HansonLA’s master plan for the proposed development.

Another Mixed-Use Development Planned in East Hollywood

While East Hollywood’s controversial Target remains in limbo, a large development is now in the works for a different corner of Sunset Boulevard and Western Avenue. Earlier this week, developer Metropolitan View Properties filed plans with the City of Los Angeles to construct a new mixed-use complex at 1509 Western Avenue. The 2.6-acre site, currently occupied by a standalone retail center, would be redeveloped with 293 apartments and approximately 34,500 square feet of commercial space.

Creative Offices Looking Good in Playa Vista

After a year-and-a-half of construction, the finish line is finally in sight for the Collective at Playa Vista, a 200,000-square-foot creative office campus from New York-based developer Tishman Speyer. The $80 project, designed by local architect Joey Shimoda, consists of a series of two-story structures on approximately 6.3 acres of land at 12005 and 10215 West Bluff Creek Drive. Each building emanates industrial chic with steel columns and exposed ceilings up to 21 feet in height.

Apartments and Retail to Rise on Olympic Boulevard

Jamison Services Inc., one of Southern California’s largest private office landlords, plans to construct a low-rise residential-retail complex on the southern fringe of Koreatown. The project, located at 3060 Olympic Boulevard, will consist of 226 apartments and street-fronting retail space and two levels of underground parking. Plans call for a mixture of one- and two-bedroom dwellings supplemented by amenities such as a gym, a club house, a podium-level pool and a rooftop deck.

Apartments Rising at Howard Hughes Center

As Westchester’s Promenade at Howard Hughes Center begins receiving a much needed facelift, construction continues on a large multi-family residential development elsewhere on the 70-acre mixed-use campus. Slightly over one year ago, Chicago-based real estate investment trust Equity Residential broke ground on Altitude at Howard Hughes Center. The project, which consists of six-story buildings at 5900 and 6040 Center Drive, will create 545 one- and two-bedroom apartments. Both buildings will come replete with residential amenities, including multiple workout facilities and entertainment centers.

Fly Through the LA Convention Center Expansion

A new fly-through video of the winning Populous/HMC design for the expanded Los Angeles Convention Center (LACC) has been posted on Vimeo, courtesy of Populous. Previously released stills of the design gave a decent overview of Populous and HMC’s plans for bringing our aging convention center up to date, but the newly released video fills in much of the gaps and answers some questions in regards to how all the elements fit together.

Small Lot Subdivision Planned in Highland Park

According to documents published by the Los Angeles Department of City Planning (LADCP), Santa Clarita-based developer Williams Homes is planning to build a new small lot subdivision in Highland Park. The proposed development, dubbed the Highland Park Townhomes, would rise from a vacant .9-acre property at 5101-5123 East Echo Street. Plans call for the construction of 24 single-family residences within a series of six townhouse style structures. Each residential unit would include four bedrooms, as well as a two-car parking garage and a rooftop amenity deck.

Millennium Hollywood Gets the Go-Ahead

Despite the myriad obstacles in its path, the controversial Millennium Hollywood development continues to march toward reality. Earlier today, the Los Angeles Times reported that the City’s Department of Building and Safety approved new geological reports which found that no active earthquake fault beneath the site of the proposed high-rise complex. This result contradicts the official stance of the California Geological Survey, which concluded last year that an active fault line ran directly through the properties at 1720-1770 and 1745-1753 North Vine Street.
