Shiny New Renderings for 4th and Hill

In a recent presentation to the Downtown Los Angeles Neighborhood Council’s Planning and Land Use Committee, developer Equity Residential revealed new information about their upcoming high-rise project near Grand Central Market. The proposed development, located at the northeast corner of 4th and Hill Streets, would consist of a 33-story building featuring 320 market rate apartments, 22 very low-income units, 86 workforce housing units and 2,900 square feet of ground-floor commercial space.

Office Tower Under Demolition in Century City

After years of delays, a controversial expansion of the Westfield Century City shopping complex is finally forging ahead. Demoltion is now visibly underway on Gateway West, a vacant 12-story office building located at the intersection of Santa Monica Boulevard and Avenue of the Stars. The landmark structure, designed by prominent Los Angeles architect Welton Becket, became Century City’s first office tower when it opened in 1963. The mid-rise edifice is being torn down to make way for a 1.2 million-square-foot expansion of the adjacent shopping mall, the Westfield Group’s Los Angeles flagship.

The Hollywood Construction Binge: Revisited

Construction cranes and earth movers have become common sights south of Hollywood Boulevard, where a slew of commercial developments are currently replacing longtime surface parking lots. Nearly one year after we last dropped by, take another stroll down Selma Avenue to tour the dramatic changes to Hollywood’s urban fabric. The Dream Hollywood Midway between Cahuenga Boulevard and Wilcox Avenue, crews have nearly completed the steel framework for the first Southern California location of the posh Dream Hotel chain.

South Park Development Preps for Construction

With the appearance of earth movers and protective barriers, work is quietly getting underway on the first phase of Onyx, a two-building mixed-use complex in the booming South Park neighborhood of Downtown Los Angeles. The project, which is being developed by Fashion District landlord Jade Enterprises, will rise from two parking lots on opposite corners of Pico Boulevard and Hope Street. Designs from TCA Architects call for a pair of seven-story structures, featuring a cumulative 410 apartments above 42,000 square feet of stores and restaurants.

Upcoming Sunset Boulevard Development Gets New Renderings

A draft environmental impact report published by the Los Angeles Department of City Planning has unveiled new renderings for 6250 Sunset Boulevard, a low-rise mixed-use development proposed by Essex Property Trust. The project, slated for an approximately 1.5-acre parking lot next to the Earl Carroll Theatre, would consist of a seven-story building with 200 apartments and 4,700 square feet of ground-floor retail and restaurant space. Plans call for numerous on-site amenities, including a 316-car garage, a swimming pool, a fitness center and a rooftop deck.

Broadway Trade Center to Add New Floors

A new wrinkle has emerged in the highly anticipated revitalization of Downtown Los Angeles’ Broadway Trade Center. Earlier this year, New York real estate investment firm Waterbridge Capital announced its intent to redevelop the once grand department store into an ecletic mixed-use complex akin to Manhattan’s Chelsea Market. Plans for the 1.1 million-square-foot building call for 500,000 square feet of office space, 200,000 square feet of shops and restaurants, and a hotel with up to 200 guest rooms.

Apartments to Cap Koreatown Parking Garage

According to documents from the Los Angeles City Council, a property owner in Koreatown is continuing to push ahead with plans to add a multi-family residential development above a public parking garage. The project - spearheaded by developer KP3, LLC - would stack three floors of residential units atop a parking structure at the intersection of Sixth Street and Kenmore Avenue, resulting in a seven-story building. The proposed development calls for a mixture of 53 studio, one- and two-bedroom apartments, complemented by a landscaped interior courtyard and other residential amenities.

Hotel and Condos Planned for Luxe Hotel Site

It looks like Chinese developers are going for a hat trick in South Park. Just one week after construction officially commenced on the long awaited Fig Central complex, Shenzen Hazens Real Estate Group has filed plans to redevelop a property directly across the street 1020 South Figueroa Street. According to a case filing from the Los Angeles Department of City Planning, the approximately 2.56-acre site between Olympic Boulevard and 11th Street is to become a mixed-use complex consisting of 650 condominiums, a 250-room hotel and 80,000 square feet of retail and restaurant space.

Fresh Renderings for Hollywood Development

A final environmental impact report released by the Los Angeles Department of City Planning has revealed a new look for a mixed-use development planned near the Hollywood & Highland entertainment complex. The proposed Hollywood Cherokee apartments would rise from an approximately one-acre parking lot located just north of Hollywood Boulevard. Plans from Los Angeles-based Champion Real Estate call for a six-story building, featuring 224 studio, one- and two-bedroom apartments above nearly 1,000 square feet of ground-floor restaurant space.

Eastown Apartments Phase II Moving Ahead

Pantages Theatre patrons will soon need to find new parking accommodations, as an immense mixed-use development gears up to being work on the sprawling surface lot along the Walk of Fame. Earlier this week, developers DLJ Real Estate Capital and Clarett West filed permits with the Los Angeles Department of Building and Safety to allow for the construction of a seven-story residential-retail complex at 6200 Hollywood Boulevard. The proposed development would include multiple low-rise structures, offering a combined total of 513 apartments above street-level commercial space and a five-level subterranean parking garage.
