Grand Central Market Getting a Tall Neighbor

A longtime surface parking lot near the historic Grand Central Market in Downtown Los Angeles could soon make way for a skyline-altering mixed-use development. Yesterday, plans were filed with the City of Los Angeles for a new 33-story residential tower on a nearly one-acre property at 338 South Hill Street. The proposed development, located directly above an entrance to the Pershing Square subway station, would include 428 residential units and approximately 2,900 square feet of ground-floor commercial space.

Mid-Rise Apartment Complex Breaks Ground on Broadway

After months of anticipation, Geoffrey H. Palmer has finally broken ground on the second component of his Broadway Palace development. Asphalt was recently cleared from the 2.5-acre parking lot at 928 South Broadway, the first step in the construction of a podium-style building which will contain 439 studio, one-and two-bedroom apartments above 35,000 square feet of ground-floor retail space and a 1,152-car underground garage. This follows the September 2014 groundbreaking of the development’s first phase, which consists of a six-story structure featuring 240 residential units and 17,500 square feet of street-level commercial space.

Apartments Galore in Playa Vista

While much has been said about Playa Vista’s transformation into one of Southern California’s preeminent tech hubs, the neighborhood is also in the midst of a robust wave of residential development. Of the approximately 2,800 residential units currently under construction in the thousand-acre expanse, the lion’s share is encompassed by the Villas at Playa Vista, a multi-building development from the Irvine Company. The project consists of three Mediterranean-style buildings, each featuring four levels of residences above two floors of parking.

Supportive Housing Complex Underway in Van Nuys

The not-for-profit Skid Row Housing Trust (SRHT) and architect Michael Maltzan are continuing their longstanding partnership through a new development in the San Fernando Valley Earlier this month, a group of local officials convened upon a vacant lot in Van Nuys for the groundbreaking of the Crest Apartments, a $22 million supportive housing complex which will cater to formerly homeless veterans. The five-story development, located at 13604 Sherman Way, will offer 63 affordable housing units, a social services office and shared community spaces upon its completion in 2016.

Proposed Hollywood Office Tower Revealed

At long last, a new draft environmental impact report has unveiled renderings for 5901 Sunset Boulevard, the latest Hollywood office tower planned by Hudson Pacific Properties (HPP). The proposed development, slated for a 1.55-acre parking lot at the corner of Sunset Boulevard and Bronson Avenue, would include 274,000 square feet of offices, 26,000 square feet of ground-floor commercial space and a 1,118-car garage. Plans call for an 18-story structure, featuring 10 floors of offices and eight above-grade parking levels.

Mixed-Use Development Takes Form Near Larchmont Village

Local real estate developer California Landmark is finishing exterior work on the LC, a new residential-retail complex which straddles the border between Hollywood and Larchmont Village. The $40 million project consists of three-and-four-story buildings on a 1.25-acre property bounded by Melrose, Camerford and El Centro Avenues. The project, located at the northern terminus of Larchmont Avenue, consists of 85 one-and-two-bedroom apartments, approximately 3,500 square feet of street-level restaurant space and an underground parking garage.

Redevelopment Plans Emerge for Laurel Plaza

In January 2014, a joint venture between Goldstein Planting Investments and Merlone Geier Partners purchased the dilapidated Laurel Plaza shopping center in North Hollywood with the intention of building a new mixed-use complex. Over one year later, environmental documents published by the Los Angeles Department of City Planning have finally shed light on what’s to come. The development, dubbed NoHo West, would rise from an approximately 25-acre site bounded by Laurel Canyon Boulevard, Erwin Street, Oxnard Street, Radford Avenue and the 170 Freeway.

First Look Inside the LC Apartments

Local property developer California Landmark Group (CLG) has completed work on the LC, a new residential-retail complex at the northern edge of Larchmont Village. The four-story building is located on an approximately 1.25-acre property bounded by bounded by Melrose, Camerford and El Centro Avenues. The low-rise structure contains a total of 85 apartments, situated above 3,500 square feet of street-level retail space and a subterranean parking garage. The LC includes a mixture of one-and-two-bedroom dwellings which range from 600 to 1,100 square feet in floor area.

Arts District Subway Extension Still Alive

According to an agenda item from the March 18th meeting of Metro’s Planning and Programming Committee, the transportation agency is continuing to explore the possibility of extending Red and Purple Line service east from Union Station to the booming Downtown Los Angeles Arts District. The proposed infill stations, first reported by the Downtown News, would be built near First and Sixth Streets using existing tracks within Metro’s Division 20 maintenance yard.

Proposed Boyle Heights TOD Revealed

Renderings have emerged a $22 million mixed-use development which would create affordable housing, stores and restaurants across the street from the Gold Line’s Soto Station. The project, dubbed Cielito Lindo, would rise upon an approximately half-acre site at 2407-2419 East 1st Street, replacing a series of Craftsman and Victorian-style structures. Plans filed with the City of Los Angeles call for a six-story building, featuring 50 residential units, 5,000 square feet of ground-floor commercial space, and an 8,500-square-foot penthouse to house the offices of its developer, the East LA Community Corporation (ELACC).
