Five-Story Apartment Building to Rise in North Hollywood

An agenda item from the October meeting of the CRA/LA board has unveiled renderings for a new apartment complex in North Hollywood. Developer Hartsook Grand, LLC has requested approval for a density bonus to construct a five-story structure on three parcels at 11106-11118 W. Hartsook Street, just east of Lankershim Boulevard. The proposed development would contain a total of 61 apartments, including seven very low income units, one unit with mobility accessibility features and one with hearing/vision accessibility features.

Hollywood Park Redevelopment Preps for Construction

The removal of two of Hollywood Park’s landmark freeway signs signals that the planned redevelopment of the former racetrack has is on the cusp of begining material construction. The sprawling project site - bounded by Century Boulevard, Prairie Avenue and Pincay Drive - will be converted by real estate firms Wilson Meany and Stockbridge Capital Group over the next decade into a mixed-use neighborhood featuring some 3,000 residential units, 620,000 square feet of stores and restaurants, a 300-key hotel and 25 acres of public parks.

Renderings Revealed for Latest Reseda Boulevard Project

Renderings for a proposed mixed-use development on Reseda Boulevard have been revealed in an environmental report published by the Los Angeles Department of City Planning. The project at 5521-5545 Reseda Boulevard would consist of a five-story building featuring 170 residential units, approximatley 6,000 square feet of ground-floor retail space and two levels of below-grade parking. Plans for the low-rise structure call for a mixture of studio, one- and two-bedroom units, and seven live-work apartments.

Proposed Hollywood Office Tower Gets a Name

Two months after receiving the approval of the Los Angeles City Council to build a mid-rise office tower on Sunset Boulevard, developer Hudson Pacific Properties (HPP) has unveiled an official name and new details for the project. The proposed 15-story building, slated for a current parking lot at 5901 Sunset Boulevard, has been dubbed Epic. The project would offer approximatley 274,000 square feet of office space above parking for 830 vehicles and 26,000 square feet of ground-floor shops and restaurants.

Take a Flyover Tour of 4th & Traction

A flyover video offers a sneak peak at 4th & Traction, Hudson Pacific Properties’ (HPP) new creative office building in the Arts District. The project, named for its location at 4th Street and Traction Avenue, is refurbishing the historic West Coast headquarters of the Coca Cola Company as 130,000 square feet of commercial offices and approximately 25,000 square feet of ground-floor commercial space. A 300-car parking garage is now in the midst of construction adjacent to the 101-year-old building.

Downtown's Morrison Hotel to be Revived

Built in 1914, the Morrison Hotel is a Downtown Los Angeles landmark, having withstood the test of time while many of its immediate neighbors gave way for surface parking lots. The four-story structure, located at 1246 S. Hope Street, was made famous by a Doors album of the same name, which used a picture taken of the band at the hotel for its cover art. More recent years have seen the Morrison repurposed as single room occupancy (SRO) housing, although it has been vacant since 2008.

Apartments with Retail Planned in South Park

Another multifamily residential complex is planned in the South Park neighborhood of Downtown Los Angeles. According to broker Samir Rai of Keystone Realty, Los Angeles-based FMB Development recently closed on a property at 1317 S. Hope Street, and will soon begin construction for a seven-story building on the property. Permit filings from the Department of Building and Safety describe the project as featuring 38 residential units - including six units for very low income households - above ground-floor retail space and two levels of underground parking.

New Details for $1.5-Billion Westfield Promenade Redevelopment

The Los Angeles Department of City Planning has published an initial study which offers new details on the Westfield Corporation’s Promenade 2035 project. Westfield’s $1.5-billion project calls for the redevelopment of the struggling Promenade shopping mall in Warner Center, which occupies a 36-acre property bounded by Topanga Canyon Boulevard, Owensmouth Avenue, Erwin and Oxnard Streets. A master plan created by architecture firm Johnson Fain divides the project site into four quadrants.

Mixed-Use Development to Rise Along Ballona Creek

An secluded patch of land in the midst of Ballona Creek could birth one of the most peculiar mixed-use developments in Southern California. Yesterday, developer Ilan Israely submitted plans to the City of Los Angeles to construct a residential-retail complex on a triangular patch of land at 5000 S. Beethoven Street. The project site, a 2.7-acre plot at the confluence of Ballona and Centinela Creeks, would yield 199 market rate apartments, 35 units of low income housing and approximatley 18,000 square feet of commercial uses.

Apartment Building to Replace Single-Family Home in Palms

On October 27, the Los Angeles City Planning Commission will hear an appeal of a proposed apartment complex in Palms. The project, slated for a property at 3647 Hughes Avenue, would replace a single-family home with a five-story building featuring seven market rate apartments and one unit of very low income housing.. Renderings from Vanos Architects portray a contemporary low-rise structure. The proposed development was appealed by the owners of an adjacent property, who have argued it would adversely impact street parking and combine with another new apartment complex to “[degrade] sunlight and air.“ Planning staff recommended that the Commission deny the appeal.
