Los Angeles-based real estate firm CIM Group has filed plans to construct a residential-retail complex on the site of a shuttered car dealership in West Los Angeles. The proposed mixed-used development would rise from an approximately 1.33-acre site at 11752 W. Santa Monica Boulevard, replacing a series of vacant structures that once housed Beurge Chrysler Jeep. Plans call for a five-story structure which would feature 187 residential units above nearly 15,000 square feet of ground-floor commercial space and a 316-car garage.

Sustainable Little Tokyo, the community organization charged with developing a vibrant future for Southern California’s oldest Japanese American enclave, will soon reimagine Azusa Street, a utilitarian alleyway near the heart of the neighborhood. Starting on July 9 - in coordination with the Los Angeles Ukelele Expo at the Japanese American Community & Cultural Center - SLT will implement a series of temporary, physical improvements including pop up art galleries, landscaping and activities.

Sony Pictures Entertainment will officially relocate its corporate offices to a new building on the Sony Pictures Studios lot in 2017. The company’s current home, a mid-rise structure in Downtown Culver City, is now in the hunt for its first new occupant in over two decades. Sony Pictures Plaza, designed by the late architect Maxwell Starkman, features more than 260,000 square feet of office space in an eight-story structure at 10000 W.

More construction cranes appear to be on the horizon for Downtown’s rapidly growing South Park neighborhood. Last week, tenants of the office complex at 1212 S. Flower Street were notified that their parking accommodations are being relocated to an off-site garage. Onni Group, the owner of the five-story building and its adjoining parking lot, has planned for several years to construct a high-rise development on the surrounding property. According to plans filed with the City of Los Angeles, the project would feature two high-rise structures featuring a combined 730 residential units and approximatley 8,000 square feet of retail space fronting Flower, Hope and 12th Streets.

The Santa Monica Airport2Park Foundation, a nonprofit group created to transform the Santa Monica Municipal Airport into green space, has revealed three alternatives for a 12-acre expansion of the existing Airport Park. The project, which is being designed by Rios Clementi Hale Studios, is being evaluated based on three criteria: performance, culture and ecology. Runway The first alternative, known as Runway, would add three new sports fields and a variety of other amenities to the park, including a natural habitat, a community lawn, a children’s play area, a community garden and a new pedestrian entrance on Centinela Avenue.

Last week, a development team consisting of the Trammell Crow Company (TCC), the Cesar Chavez Foundation and La Plaza de Cultura y Artes quietly broke ground on a $140-million mixed-use complex near Olvera Street. La Plaza Cultura Village, slated for two Los Angeles County-owned parking lots at the intersection of Broadway and Cesar E Chavez Avenue, will consist of five- and eight-story buildings featuring 355 residential units and 43,000 square feet of ground-floor retail and restaurant space.

In Beverly Hills, work is now underway on the first U.S. mixed-use development designed by the Beijing-based firm MAD Architects. The project, known as 8600 Wilshire Boulevard, will consist of a three-to-five-story structure featuring 18 residential condominiums above ground-floor commercial space. According to an official project page from the architect’s website, the design of 8600 Wilshire is informed by a desire to “coalesce nature and community into a living environment among high-density cities.“ Consequently, the building evokes an image of a small hilltop village, perched above a green wall facade.

In an upcoming presentation to the Downtown Los Angeles Neighborhood Council’s Planning and Land Use Committee (DLANC), developer Career Lofts-LA, LLC will provide new details about a proposed mixed-use complex in City West. The high-rise and low-rise development, dubbed the Bixel Residences, is slated for L-shaped property at the intersection of Bixel and Ingraham Streets. Plans call for a 36-story tower to rise on the northern half of the property, featuring 422 apartments above approximately 5,600 square feet of neighborhood-serving commercial space.

Near the southwest corner of Wilshire and Harvard Boulevards in Koreatown, prominent local real estate firm Jamison Services, Inc. is in the midst of construction on a multifamily residential complex. The seven-story development, named for its location at 3640 Wilshire Boulevard, will feature 209 studio and one-bedroom apartments above 3,100 square feet of neighborhood-serving commercial space. Planned amenities include a fitness center, a rooftop terrace, a swimming pool and a zen garden.

Earlier this year, New York-based Atlas Capital Group began upgrading a pair of historic buildings in the Downtown Los Angeles into modern offices and retail space. At the southeast corner of 7th and Olive Streets, crews are currently gutting the interior of the 99-year-old LA Jewelry Mart. The six-story edifice, built in 1917 as a Villa de Paris department store, features approximately 85,000 square feet of office space on its upper levels and 14,000 square feet of ground-floor commercial space.
