Site Prep Begins for Culver City Creative Offices

IDS Real Estate Group, a Los Angeles-based property management and development firm, has quietly commenced work on a mid-rise office complex a short distance east of the Westfield Culver City shopping mall. Culver City Creative, or C3, is rising from a nearly three-acre site at the northeast corner of Hannum Avenue and Bristol Parkway. The project, designed by the global architecture firm Gensler, will consist of a seven-story, 280,000-square-foot office connected to a parking garage via a system of pedestrian bridges.

Creative Office Space to Flank Expo Line

Local real estate firm New Urban West (NUWI) has announced the impending completion of 1301 Colorado, a new creative office development near the Expo Line’s 17th Street/Santa Monica College Station. The adaptive reuse project, designed by Culver City-based Ehrlich Architects, repurposes a 14,000-square-foot structure built during the 1960s. According to a statement from NUWI’s Jason Han, the LEED-targeted space includes high ceilings, exposed original wood, concrete flooring and even bike and surfboard storage.

LOHA-Designed Multifamily Building Nears Completion

Exterior work is nearly complete for a new multifamily residential development on the Pico Union - Koreatown border. The five-story wood-frame building, located at 1038 S. Mariposa Avenue, consists of 32 residential units above with an underground parking garage and a rooftop amenity deck. Designed by Lorcan O’Herlihy Architects, the project is s described as “deriv[ing] from a pure square exruded upward to fit tight on its lot.“ The building’s exterior walls curve inward, while its balconies protrude outward to provide unique city views.

Updated Look for Two-Building South Park Development

Updated designs have emerged for a two-building development now rising near the historic offices of the Los Angeles Herald-Examiner. The project, which is being developed by Cleveland-based Forest City Enterprises, is named 11x12 for the addresses of its development sites at 1100 S. Hill Street and 1201 S. Main Street. As designed by architecture firm Harley Ellis Devereaux, with direction from Togawa Smith Martin, the dual low-rise buildings will feature a combined 391 residential units and 16,000 square feet of retail space.

Marriott Hotel Rises in Huntington Beach

A new Marriott Springhill Suites Hotel is now under construction in Huntington Beach, a short distance from the Bella Terra Shopping Center. The 1.89-acre development site, located at 7872 Edinger Avenue, is being improved with a four-story structure that will feature 126 guest rooms. Planned amenities include conference rooms, a fitness center, a swimming pool and a spa. As of early April 2016, construction has reached the fourth floor above ground.

Construction Underway for DTLA's NoMad Hotel

The Sydell Group, a New York-based developer of lifestyle hotels, has begun converting the Financial District’s long vacant Giannini Place into the second location of the boutique NoMad chain. The 12-story building, located at the intersection of 7th and Olive Streets, first opened in 1923 as the Los Angeles headquarters of the Bank of Italy. Designed by the architecture firm of Morgan, Walls & Clements, Giannini Place is known for its lavish interior, which includes marble floors and gold ceilings.

Townhomes Take Form in South Pasadena

Just outside the commercial core of South Pasadena, construction is underway on Eight Twenty, a collection of for-sale homes from the Intracorp Companies, a Newport Beach-based real estate development firm. The project, named for its address at 820 Mission Street, is rising from an approximately two-acre site located a short distance east of the city’s at-grade Gold Line light rail station. Plans call for a total of 38 townhomes and condominium units, with two-to-three-bedroom floor plans ranging from 1,148 square feet to 2,222 square feet in size.

Construction Ramps up for Affordable Housing at Mariachi Plaza

Nearly one year after breaking ground, construction on the Santa Cecilia Apartments has kicked into high gear at Mariachi Plaza in Boyle Heights. The approximately $32-million project, which is being developed by the real estate firm McCormack Baron Salzar, will create 80 units of affordable housing and 4,000 square feet of ground-floor commercial space. According to the California State Treasurer’s office, the project will offer one-, two- and three-bedroom apartments, as well as larger townhome-style units.

Broadcom's New Irvine Campus Takes Shape

In Irvine’s Great Park neighborhood, construction is underway on a 1.1-million-square-foot office complex that will soon become the corporate headquarters of the semiconductor company Broadcom. An aerial image captured by architectural photographer Hunter Kerhart show progress on the sprawling 70-acre campus, which will feature five buildings designed by the architecture firm Gensler. An architectural rendering of the finished product portrays an elevated green space at the heart of the campus. The Broadcom development, which is expected to open in either late 2017 or early 2018, has an option to expand up to 2-million square feet.

Expansion Planned for Westside Office Complex

McCarthy Cook & Company (MCC), a real estate firm with operations in California and Arizona, has filed plans for the refurbishment and expansion of the Trident Center in West Los Angeles. According to a case filing from the Department of City Planning, MCC is planning to add 120,000 square feet of new office space to the mid-rise complex at 11355 W. Olympic Boulevard. The exact location and form of the expansion is unclear, although it could come at the expense of a parking garage and amenity deck located on the north side of the 3.6-acre property.
