Cement Plant Cleared for Future West L.A. Development

A longtime cement plant near the unopened Expo/Sepulveda Station in West Los Angeles has been demolished, clearing the way for the construction of a controversial mixed-use development. The property, located near the southwest corner of Pico and Sepulveda Boulevards, is slated for a residential-retail complex known as Casden West L.A. According to a permit filing from the Los Angeles Department of Building and Safety, the proposed development would feature 595 apartments, 15,000 square feet of ground-floor commercial space and approximately 1,000 underground parking stalls.

First Look at Four Potential Redesigns for Pershing Square

Pershing Square Renew, the nonprofit organization tasked with managing the overhaul of Downtown’s oldest park, has released renderings of four potential redesigns. Construction Underway at Santa Monica's Pen Factory

Clarion Partners, a New York-based real estate firm, is partnering with Dallas-based Lincoln Property Company to convert a former Santa Monica factory into creative offices. The property, located at the northwest corner of Olympic Boulevard and 26th Street, is developed with a two-story structure which once served as a manufacturing facility for the Papermate Company. The adaptive reuse project, fittingly named the Pen Factory, will include 222,000 square feet of offices and a 700-car parking lot when completed in 2017.

Another Spring Street Tower Preps for Construction

Holland Partner Group, already in the midst of construction on three Downtown developments, is now preparing to begin work on a fourth. Last week, the Vancouver, Washington-based developer fenced off a nearly one-acre parking lot at 732 S. Spring Street, which will soon give way for a new high-rise building. The proposed 24-story tower will feature 308 residential units above approximatley 7,200 square feet of ground-floor retail space. Plans call for numerous residential amenities, including a fitness room, a swimming pool, a rooftop deck and a small pocket park along Spring Street.

Mid-Rise Office Complex Pushing Dirt in Orange County

Dallas-based real estate firm Trammell Crow Company is set to begin construction on the Boardwalk, a mid-rise office complex along the border between Irvine and Newport Beach. The twin nine-story buildings, slated for a 7.5-acre site at the corner of Jamboree Road and Dupont Drive, will feature a combined total of 545,000 square feet of office space. The project will also include 5,000 square feet of restaurant space and two acres of landscaped open space.

Renderings Revealed for Jefferson and La Cienega Development

Architectural plans submitted to the Los Angeles City Council have revealed the design of a proposed 11-acre mixed-use complex near the Expo Line’s La Cienega/Jefferson Station. Under plans from San Francisco-based real estate firm Carmel partners, the Jefferson and La Cienega Project would replace a longtime radio broadcast facility with 1.9-million square feet of programmed floor area. In total, the proposed development would include 1,218 multifamily residential units, approximately 200,000 square feet of office space, and a combined 100,000 square feet of of ground-level floor area devoted to a grocery store, shops and restaurants.

Crane Watch: DTLA's Oceanwide Plaza

With a trio of construction cranes now in place, South Park’s $900-million Oceanwide Plaza development is now ready to begin its vertical climb. The mixed-use complex, which is being developed by the Beijing-based Oceanwide Real Estate Group, will consist of three high-rise buildings on a 4.6-acre site across the street from Staples Center and L.A. Live. The 49-story north tower, currently the second tallest building under construction in Los Angeles, will consist of 164 luxury condominiums and a five-star, 183 room hotel.

Fox Studios Plans for Future Development

In anticipation of future employment growth, Twentieth Century Fox has begun laying the groundwork for a potential 1.1-million-square-foot expansion of its studio lot in Century City. The Fox Studios Master Plan, as detailed in an initial study published by the Los Angeles Department of City Planning, would establish a general framework for development on the 59-acre property over the next two decades. Although future plans are contingent on market conditions, the expansion project is expected to include the following components: The proposed master plan, drafted by the global architecture firm Gensler, would be implemented at six underutilized sites throughout the studio lot.

Rendering Reveal: Banco Popular's Future Rooftop Deck

A promotional brochure forwarded by a tipster has revealed artistic renderings for changes now underway at the Historic Core’s HW Hellman Building. Real estate firm Standard Development, the owner of the 102-year-old former office building, is currently converting its upper floors into 188 luxury apartments. The 10-story structure, located at the northeast corner of 4th and Spring Streets, is alternatively known as the Banco Popular Building. According to the brochure, the future residential complex’s ground and basement levels will be activated with a combined 17,500 square feet of commercial space.

Hyatt Hotel and Office Tower Coming to Irvine

At the corner of Main Street and Von Karman Avenue in the Irvine Business Complex, construction is underway on a slew of new additions, including a seven-story Hyatt Place hotel and a mid-rise office building. Hyatt Place On Main Street, work is well underway on a seven-story structure that will house a 149-key Hyatt Place Hotel. The steel-frame building is on pace for completion by the fourth quarter of this year.
