Details Emerge for New Convention Center Hotel

Lightstone, a privately-held real estate firm based out of New York, has officially announced plans for a large mixed-use complex near the Los Angeles Convention Center. The project, to be known as Fig+Pico, would replace a parking lot and a small commercial building at the northeast corner of Figueroa Street and Pico Boulevard. Plans call for the construction two hotel towers containing approximately 1,100 guest rooms, meeting spaces, amenities and 20,000 square feet of ground-floor retail space.

Linear Park Opens Along Ballona Creek

After a mysterious five-month delay, Del Rey’s long-awaited Milton Street Park has opened along the banks of Ballona Creek. The approximately $3 million project was funded by the Mountains Recreation & Conservation Authority, which has worked for years to improve Ballona Creek and its popular bike path through the addition of new fencing, landscaping drinking fountains and benches. According to the website of landscape architecture firm SWA, the approximately 1.2-acre linear park is highlighted by green-design elements such as recycled building materials, native foliage and flow-through planters.

Striking Mixed-Use Complex Under Construction in West L.A.

Los Angeles-based real estate firm CIM Group has broken ground on another residential-retail in West Los Angeles. The mixed-use development, located on a 1.3-acre site at 11800 W. Santa Monica Boulevard, is slated to birth a five-story complex containing 147 studio, one- and two-bedroom apartments above approximately 40,000 square feet of ground-level commercial space. Proposed residential amenities include a swimming pool, a fitness center, a clubhouse and a screening room. Designed Lorcan O’Herlihy Architects, the building will establish a unique presence along a mostly staid stretch of Santa Monica Boulevard.

Metric Hotel to Rise in City West

Jerry’s Motel, a small but well-reviewed budget hotel in the City West neighborhood of Downtown Los Angeles, is slated to make way for a larger boutique inn. The new establishment, to be known as the Metric Hotel, would consist of a five-story structure featuring 28 guest rooms and various amenities. All existing structures on the approximately .21-acre site at 285 Lucas Avenue would be demolished to make way for the new development.

Large Residential-Retail Complex Planned in San Pedro

A series of commercial buildings near the San Pedro waterfront may give way for a large mixed-use development. Last week, plans were filed with the City of Los Angeles for a new residential-retail complex on an approximately 2.5-acre site at 550-560 S. Palos Verdes Street. A case filing from the Department of City Planning (LADCP) describes the proposed development as a six-story structure which would feature 403 residential units, 5,200 square feet of ground-level retail space and a 639-car garage.

$100-Million Renovation of Ports O' Call Village Revealed

Today, Los Angeles Mayor Eric Garcetti, 15th District Councilmember Jose Buscaino and the Port of Los Angeles announced plans for a $100-million renovation of the Ports O’ Call Village. The approximately 30-acre development, to be known as the San Pedro Public Market, will include stores, restaurants and open space to improve public access to the city’s waterfront. The first phase of the project, to be developed by the Ratkovich Company, will feature 16 acres of shops, eateries, markets and boutique office space.

Adaptive Reuse Project Continues on Broadway

While developer Geoff Palmer rapidly erases Broadway’s most conspicuous parking lots, another veteran developer quietly continues with the adaptive reuse of a historic building adjacent to the Ace Hotel. Barry Shy, one of the Historic Core’s most prominent landlords, is adding to his Downtown apartment empire through the residential conversion of 939 S. Broadway, an early 1920s building which formerly housed operations for the Western Costume Company. After completion, the 12-story edifice is expected to contain 151 residential units above ground-floor retail space.

More Mixed-Use Planned in Del Rey

California Landmark Group (CLG), a Los Angeles-based real estate firm, is cooking up plans for yet another mixed-use development in the Del Rey Loft District. According to an environmental report published by the Los Angeles Department of City Planning, the company’s latest project would rise from a T-shaped site at 4040 S. Del Rey Avenue. Currently, two alternatives for the site are under consideration. Under the first option, which is represented in the renderings below, plans call for the construction of a four-to-seven-story structure which would contain 250 residential units, 1,700 square feet of commercial office space and a 300-square-foot neighborhood-serving coffee bar.

Sixth & Bixel Development Rises in City West

One year after we last dropped by, Holland Partner Group’s massive Sixth & Bixel development has begun to take form. The $200-million development, located at 6th and Bixel Streets in City West, will consist of a pair of six-story structures designed by architecture firm Togawa Smith Martin. When completed, the two buildings will comprise 606 residential units, 25,000 square feet of ground-level commercial space and parking accommodations for up to 762 vehicles.

Watch the New Sixth Street Viaduct Progress

A trio of cameras perched in and around Downtown Los Angeles showcase live progress on the $449 million replacement of the iconic Sixth Street Viaduct. The approximately 3,500-foot long bridge, built in 1932, suffers from an alkali-silica reaction which compromises the structural integrity of its concrete base. Past studies have estimated that the viaduct has a 70% chance of collapse due to a major seismic event within 50 years. Its replacement, designed by a team consisting of Michael Maltzan Architects and HNTB, will echo its predecessor through a series of ten concrete arches which rise and fall through the span of the bridge.
