Park Fifth Scheduled for April Groundbreaking

At long last, light appears at the end of the tunnel for Downtown’s Park Fifth development. According to a notice distributed last Thursday to residents of the Metro 417 apartment complex, San Francisco-based developer MacFarlane Partners is scheduled to break ground on the first phase of the development later this year. In April, crews are expected to begin demolishing the parking structure on the western side of the nearly 2.25-acre Park Fifth site, which is bounded by 5th, Olive and Hill Streets.

New Hotel Makes Progress on Vine

In Hollywood, work is well underway on a new hotel near the intersection of Santa Monica Boulevard and Vine Street. The low-rise development, which architectural plans refer to as the Vine Inn & Suites, will consist of a six-story structure containing 112 guest rooms and a small street-fronting cafe. Plans also call for a ground-level swimming pool and 63 parking spaces in a partially subterranean garage. Renderings from local architecture firm Gene Fong Associates portray the finished product as a modern building clad with materials including stone, perforated metal panels and plaster.

First Look at 6901 Santa Monica Boulevard

With construction finally underway on its 50-story residential tower in Downtown Los Angeles, the Onni Group has now turned its attention towards Hollywood. An initial study published last week by the Department of City Planning has offered a first look at the Vancouver-based firm’s latest Southern California project: 6901 Santa Monica Boulevard. The mixed-use development, slated for a 1.5-acre property between Mansfield Avenue and Orange Drive, would consist of a seven-story structure featuring 231 studio, one- and two-bedroom apartments, including 15 units for very low income households.

Proposed DTLA Development Reverts Back to High-Rise

Cimmarusti Holdings, a Los Angeles-based company which operates a significant number of Burger King restaurants, is reviving an abandoned plan for a high-rise development north of Bunker Hill. The proposed 22-story edifice, slated for the southwest corner of Grand and Cesar E Chavez Avenues, would feature 299 residential units and 8,000 square feet of ground-level retail space. The approximately 250-foot tall building would be seated above a six-level parking structure, which would include one subterranean floor.

Massive Convention Center Hotel Planned in South Park

Longstanding efforts to add new hotel stock near the Los Angeles Convention Center may receive a boost from an upcoming project. According to a memo from the Los Angeles City Council’s Economic Development Committee, a new proposal for a mixed-use complex would bring approximately 1,000 hotel rooms to a parking lot on Pico Boulevard between Figueroa and Flower Streets. The project, which would take the form of two high-rise towers, would also include ground-level retail space, parking, sky lobbies and amenities for hotel guests.

Another Tower Headed to City West

A vacant office building in City West may soon give way for a high-rise residential development. The approximately one-acre property, located at 1247 W. 7th Street, was reportedly purchased for $19 million by Lifan Tower, LLC. The company is an American-based subsidiary of the Lifan Group, a Chinese manufacturer of automobiles and motorcycles. Although exact details about the proposed development are currently unclear, a flythrough video of the project portrays it as an approximately 28-story glass tower.

Renderings Revealed for Blvd 6200 South

A Facebook post from construction services firm Morley Builders has revealed renderings for Blvd 6200 South, the second phase of a large residential-retail complex in Hollywood. The $200-million project, which is being developed by DLJ Real Estate Capital Partners and Clarett West, will consist of a series of seven-story structures featuring 507 apartments above approximately 60,000 square feet of ground-level commercial space and an underground parking garage. The renderings portray the development with contemporary-style buildings colored red, white and grey.

A Preview of Inglewood's New Senior Center

With design work now complete, construction is ready to begin for a new senior center in Downtown Inglewood. The project, which was designed by gkkworks and based on design concepts from Gwynne Pugh Urban Studio (GP-US), will consist of a two-story building located at the corner of Locust and Queen Streets. Plans call for a lunch program, exercise facilities, communal gathering spaces and social services for residents of Inglewood and the neighboring communities of Hawthorne and Lennox.

Small Lots Homes with Retail Underway in Eagle Rock

Warmington Residential, a family-owned home builder operating out of Orange County, has broken ground on the E.R.B., a mixed-use development located in the heart of Eagle Rock. The project, which is rising at the intersection of Eagle Rock and York Boulevards, will consist of 45 small lot homes with a new wrinkle: ground-level store fronts. Seven of the buildings fronting Eagle Rock Boulevard will feature retail stalls up to 500 square feet in size below two floors of living space.

Geoff Palmer's Latest Freeway-Adjacent Apartments Revealed

After briefly turning over a new leaf on Broadway, developer Geoffrey H. Palmer is back to his old ways, with yet another large apartment complex planned on the perimeter of Downtown Los Angeles. The latest project, known as Ferrante, would rise from an approximately 9.6-acre site bounded by Temple Street, Beaudry Avenue, Mignonette Street and the Harbor Freeway. Plans call for the construction of a sprawling seven-story building which would include approximately 1,500 residential units, 30,000 square feet of ground-floor commercial space and on-site parking accommodations for up to 2,606 vehicles and 1,680 bicycles.
