Six-Story Apartment Building Begins Work in Westchester

Site preparation is underway for another low-rise residential complex at Westchester’s Howard Hughes Center. The latest development, known as the Village at Howard Hughes Center, is rising from an approximately 2.9-acre property at 5901 Center Drive that was once entitled for an office building. Plans call for a trio of six-story structures featuring 375 apartments, 1,500 square feet of retail space, numerous courtyards and rooftop decks. Permit filings from the Los Angeles Department of Building and Safety indicate that the residential and commercial complex is being designed by Santa Monica-based architecture firm Van Tilburg, Banyard & Soderbergh.

Rendering Revealed for North Hollywood TOD

Renderings have emerged for a proposed mixed-use complex located one block from the North Hollywood terminus of Metro’s Red and Orange Lines. The Micropolitan at Chandler, slated for an approximately half-acre site at Chandler Boulevard and Tujunga Avenue, would consist of a seven-story building featuring 82 apartments above 1,000 square feet of ground-level commercial space. According to Killefer Flammang Architects, the project features strong vertical elements to act as a backdrop to the adjacent North Hollywood Park.

AEG Files Plans for L.A. Live Marriott Expansion

Nearly one year after unveiling plans for a $500-million expansion of the Marriott complex at L.A. Live, AEG has finally submitted plans to the City of Los Angeles for the new hotel tower. As previously reported by the Los Angeles Times, the proposed development will add 755 guest rooms to the existing J.W. Marriott, creating the second-largest hotel in California with 1,756 rooms. The expansion will be linked to the existing building via a pedestrian bridge over Olympic Boulevard.

Another Skyline-Altering Tower Underway in DTLA

The Onni Group, a Vancouver-based real estate development firm, has started site preparation for a high-rise residential building in the South Park neighborhood of Downtown Los Angeles. The project, which is replacing a .87-acre parking lot at 820 S. Olive Street, will consist of a 50-story tower featuring 583 residential units and 4,500 square feet of ground-level retail and restaurant space. However, permit filings from the Los Angeles Department of Building and Safety indicate that the project may have been scaled down to a 49-story building containing 516 dwellings.

New Views of $700-Million DTLA Development

An initial study published last week by the Los Angeles Department of City Planning (LADCP) has revealed new renderings for the Shenzhen Hazens Real Estate Group’s proposed $700-million mixed-use complex in Downtown Los Angeles. The development, which is slated for an L-shaped 2.7-acre property at 1020 S. Figueroa Street, would consist of three high-rise buildings featuring 650 condominiums, a 300-room W Hotel and approximately 80,000 square feet of retail and restaurant space.

Century City Apartment Tower Nears Completion

An official leasing website has revealed final renderings for Ten Thousand, a 40-story apartment tower which recently topped out in Century City. The project from Miami-based developer Crescent Heights consists of shimmering glass-clad structure featuring 283 two- and three-bedroom apartments. According to a recent report from the Los Angeles Times, the building will come replete with an over-the-top array of hotel-like amenities, including butlers, laundry and cleaning services, grocery delivery, and a 24-hour concierge.

Little Tokyo Apartment Complex Unveils Itself

After nearly three years of slow-paced construction, Irvine-based Sares-Regis Group is finally nearing completion on Wakaba LA, a $100-million development in the heart of Little Tokyo. The seven-story building, located at the southwest corner of 2nd and San Pedro Streets, is slated to feature 240 studio, one- and two-bedroom apartments above approximately 16,000 square feet of ground-level commercial space when it opens later this year. The project, which was designed by TCA Architects, will also include 470 parking stalls in an underground garage, as well as residential amenities such as a fintess center, a sky deck and a swimming pool.

Banco Popular Building Begins Residential Conversion

Standard Development, a real estate firm helmed by Allen Gross, has quietly started work on the adaptive reuse of Downtown’s historic HW Hellman Building, otherwise known as the Banco Popular Building. The 102-year-old office building, located at 4th and Spring Streets, will eventually house 188 live-work apartments above ground-level commercial space and a basement bar. According to a permit filing from the Los Angeles Department of Building and Safety, plans call for a series of alterations to the building that will add two floors to the currently 10-story structure.

New Details for Olympic Tower: DTLA's Car Wash Killer

This week, the Downtown Los Angeles Neighborhood Council’s Planning and Land Use Committee (DLANC) will review plans for Olympic Tower, a skyline-altering development slated for the current home of the neighborhood’s most notorious car wash. Developer Ben Neman’s plan for the nearly one-acre property at Olympic Boulevard and Figueroa Street calls for the construction of a 57-story high-rise structure, which at 740 feet in height, would become the city’s sixth tallest building.

Another Orange Line TOD Revealed

An initial study produced by the Los Angeles Department of City Planning has unveiled renderings for an upcoming residential-retail complex in Valley Village near the Orange Line busway. The project, slated for a .65-acre property at 12444 Chandler Boulevard, would consist of a five-story building featuring 70 one- and two-bedroom apartments above approximately 1,750 square feet of ground-level retail space. Plans also call for one level of underground parking, as well as common open space through amenities including a spa, a barbeque pit and multiple outdoor seating areas.
