First Look at 6200 Sunset Boulevard

Environmental documents published yesterday by the Los Angeles Department of City Planning offer a first glimpse of 6200 Sunset Boulevard, the latest installment in Hollywood’s mixed-use development boom. The residential-retail complex, which is being developed by the Houston-based Hanover Company, would consist of a seven-story building featuring 270 studio, one- and two-bedroom units above approximately 12,400 square feet of neighborhood-serving retail and restaurant space. Plans call for a litany of on-site amenities which includes a 361-vehicle parking garage, a swimming pool, a fitness center and two roof decks.

Two Large Apartment Complexes Planned in Koreatown

Jamison Services, one of Southern California’s largest private office landlords, is preparing to add two new mixed-use developments to its vast portfolio. Over the past few weeks, the Koreatown-based real estate firm has filed plans with the City of Los Angeles for the construction of new residential-retail complexes near separate stations on Metro’s Purple Line subway. The first, slated for an approximately one-acre site at 427 S. Normandie Avenue, would consist of a seven-story building featuring 224 apartments and a 373-car parking garage.

Watch Blvd 6200 South Rise

A new webcam perched atop the W Hollywood Hotel will provide a live feed of construction progress on the $200-million second phase of Hollywood’s Eastown apartments, otherwise known as Blvd 6200 South. The mixed-use complex, which is being developed by DLJ Real Estate Capital Partners, is replacing a 3.18-acre parking lot at 6200 W. Hollywood Boulevard with a series of seven-story buildings containing 507 rental apartments and approximately 60,000 square feet of ground-level retail and restaurant space.

Details Emerge for Upcoming South Park Tower

City Century, LLC - a subsidiary of the Shanghai-based real estate firm ShengLong Group - has officially filed plans for its first residential tower in South Park. According to a case filing from the Los Angeles Department of City Planning, the proposed development at 1229 S. Grand Avenue would consist of a 24-story building featuring 161 condominiums and slightly over 2,000 square feet of ground-level commercial space. Plans also call for numerous residential amenities, including a 215-car parking garage.

North Hollywood Station Gets Another TOD

A .82-acre property adjacent to the North Hollywood terminus of Metro’s Red and Orange Lines is poised to give way for a new mixed-use development. Last week, plans were submitted to the City of Los Angeles to replace a car rental lot at 5401 N. Lankershim Boulevard with a residential-retail complex. According to a case filing from the Department of City Planning, the project would consist of an approximately 77-foot tall building which would contain 117 market-rate apartments, 10 apartments for very-low income households and slightly over 12,000 square feet of ground-level commercial space.

Seven-Story South Park Development Reveals Itself

After nearly two years of construction, the scaffolding is down, and the Hanover Company’s latest South Park development has finally revealed itself to the world. Hanover Olympic, located at the northeast corner of Olympic Boulevard and Olive Street, consists of a seven-story edifice that will house 263 apartments and approximately 14,500 square feet of ground-level retail and restaurant space. Designs from TCA Architects also call for a two-and-a-half level underground garage with parking accommodations for up to 250 vehicles.

Shiny New Rendering for the Inglewood Stadium

Prospective season ticket holders for the Los Angeles Rams have stumbled across a sleek new rendering of the team’s future Inglewood home. The image, which is displayed on the Rams’ season ticket deposit website, offers a new perspective of the currently unnamed venue. Highlights include a detailed look at the stadium’s swooping roof canopy, which was designed by HKS Architects. Plans call for a 175-foot tall structure which will be composed of metal borders and ETFE, a clear, lightweight fabric which offers similar transparency to a car windshield.

Another Hotel for Hollywood and Vine

According to a report from Bisnow, Amsterdam-based hotelier citizenM has paid $7.5 million for a property near the intersection of Hollywood Boulevard and Vine Street, with the intention of developing it into a boutique inn. The .27-acre site, located at 1718 N. Vine Street, is currently occupied by a low-rise commercial building. Although exact plans for the project - the company’s second in the United States - are currently unclear, its location near both the iconic Capitol Records Building and the Pantages Theatre make it ideal for citizenM’s “cool and styling luxury micro-units targeting Millennial travelers.” Other hotels under the citizenM brand are known for incorporating both quality design and technology, such as complimentary computer tablets which control each guest room.

Fresh Renderings for Chinatown's College Station Development

College Station, a controversial mixed-use complex planned near the Chinatown Gold Line Station, has received a design overhaul - complete with a haircut. The proposed development, slated for a 5.7-acre site at Spring and College Streets, calls for the construction of six low-rise buildings featuring residential units and pedestrian-oriented commercial space. When completed, the project from New York-based Atlas Capital Group will include 770 apartments and 51,000 square feet of ground-level retail - including a 37,000-square-foot market.

Lincoln Heights Warehouse to Become Mixed-Use Complex

The much discussed effort to restore the Los Angeles River continues to drive new development in the surrounding neighborhoods. Last week, plans were filed with the City of Los Angeles for a new mixed-use complex at 3433 N. Pasadena Avenue in Lincoln Heights, a short distance from the Gold Line’s Heritage Square Station. The proposed development calls for the renovation of several warehouse buildings which currently occupy the five-acre property, as well as the construction of 410 residential units, 10,000 square feet of retail space and 30,000 square feet of creative office space.
