LA County + USC Medical Center's Building Boom

LA County + USC Medical Center, a towering icon of East Los Angeles, is in the midst of a pronounced building boom on its 90-acre Lincoln Heights campus. Norris Healthcare Consultation Center At the southeast corner of San Pablo and Alcazar Streets, the steel skeleton of the Norris Healthcare Consultation Center is now complete. The seven-story structure, designed by global architecture firm HKS, will offer approximately 115,000 square feet of floor area devoted to a women’s cancer program, an infusion center and a multidisciplinary clinic.

Fly Through DTLA's Oceanwide Plaza

At the request of Oceanwide Real Estate Group, we have removed the flythrough video which was previously featured in this post. With construction finally underway for the long awaited Oceanwide Plaza complex in Downtown Los Angeles, real estate brokerage Kennedy Wilson has gone live with an official website to help lease the $1-billion project’s 150,000 square feet of of commercial space. A two-minute flythrough video posted to the website showcases the RTKL-designed development’s two-level retail galleria, which will span the majority of the 4.6-acre property at 1101 S.

Executive Office and High-End Retail Hits the Fashion District

Downtown LA’s Fashion District has seen a handful of residential adaptive reuse projects recently, but now something new is coming to the neighborhood: executive office space and high-end retail. Downtown Executive Multiplex by Strategic Legacy Investment Group (SLIG) is a $3.5 million renovation project currently underway at 221 E 12th Street— just a stone’s throw from Santee Alley. The 4-story 29,654 SF building formerly known as the Santee Center was originally built in 1989, and up until now contained a mix of uses typical for this part of town: discount retail on the ground floor with light manufacturing and storage space above.

Onni Group Plans Hollywood Development

With one development completed and three additional towers on the way, the Onni Group has clearly demonstrated its bullish optimism about the future of Downtown Los Angeles. Now, the Vancouver, Canada-based developer continues to expand its Southern California operations outside of the region’s historic center. Last week, Onni filed plans with the City of Los Angeles for the construction of a low-rise mixed-use development at 6911 W. Santa Monica Boulevard in Hollywood.

Large Residential-Retail Complex Proposed in Koreatown

In what has become a common occurrence on the western edge of Koreatown, an auto-oriented shopping center is slated to give way for a dense mixed-use development. Last weeks, plans were filed with the City of Los Angeles for the construction of a new residential-retail complex on a 2.2-acre property at 3525 W. 8th Street. According to a case filing from the Department of City Planning (LADCP), the project will consist of a seven-story structure featuring 367 residential units and an unspecified quantity of ground-level commercial floor area.

Affordable Housing Underway at Vermont/Beverly Station

AMCAL Multi Housing Company, an Agoura Hills-based real estate developer, has broken ground on an affordable housing complex near the Red Line’s Vermont/Beverly Station. The Meridian Apartments, located on a roughly one-acre site at 215 N. Vermont Avenue, will consist of a four-story structure featuring 100 studio, one-, two- and three-bedroom apartments above approximately 4,100 square feet of ground-floor commercial space. According to a document from the State Treasurer’s Office, units in the mixed-use development will be restricted to families making between 30% and 50% of the Los Angeles area median income.

New Renderings for Proposed Hollywood Development

The website of Cal-Coast Development has unveiled new renderings for a proposed mixed-use complex that would rise one block west of Vine Street. The project, located on an approximately two-acre site at 1311 N. Cahuenga Boulevard, would consist of a low-rise structure designed by Los Angeles-based Nadel Architects. According to the $110-million development’s official webpage, plans call for a seven-story building featuring approximately 369 residential units and 2,500 square feet of ground-floor commercial space.

Striking New Look for Martin Expo Town Center

Time to start 2016 with a bang. Last week, a final environmental impact report published by the Los Angeles Department of City Planning (LADCP) unveiled a new look for Martin Expo Town Center, a mixed-use complex spurred by Metro’s Expo Line. The project, which is being developed by the family behind the Martin Automotive Group, would replace the company’s longtime Cadillac and GMC dealership at the northwest corner of Olympic Boulevard and Bundy Drive.

Blossom Plaza Headed Toward the Finish Line

After nearly two years of construction, developer Forest City Enterprises is finally nearing completion for Chinatown’s $100-million Blossom Plaza. The mixed-use development, located on an approximately two-acre site next to Metro’s Chinatown Station, consists of two colorful five-story structures featuring 237 studio, one-, two- and three-bedroom apartments, including 54 reserved for low-income households. The project, designed by local architecture firms Togawa Smith Martin and Johnson Fain, is clad with exterior finishes including metal and cement plaster.

More Mixed-Use Rises on Santa Monica Boulevard

Washington D.C.-based developer Combined Properties, Inc. has started construction on a new mixed-use development across the street from the Gelson’s supermarket in West Hollywood. The project, officially known as “The Crown,” is rising from a nearly half-acre site at the southwest corner of Santa Monica Boulevard and Kings Road. According to its developer’s website, plans call for 48 residential apartments seated above approximately 6,000 square feet of ground-floor retail space. A photorealistic rendering from Santa Monica-based Koning Eizenberg Architecture portrays a four-story structure with exterior finishes including perforated metal panels and stone tile.
