Camden Hollywood Gets its Skin

The scaffolding has come down and the stucco has come out at 1540 N. Vine Street, where the Houston-based Camden Property Trust continues with the construction of a luxury apartment complex. Located at the southeast corner of Selma Avenue and Vine Street, the $140-million development will consist of a low-rise building featuring 287 rental units and a 40,000-square-foot Equinox Fitness. Thanks to a partnership with nightclub mogul Sam Nazarian, residents of the apartment complex will have access to a variety of restaurants and venues owned by SBE Entertainment.

Renderings Revealed for New Sawtelle Developments

Environmental documents published by the Los Angeles Department of City Planning (LADCP) have provided a first glimpse of two multi-family residential developments planned in the Sawtelle neighborhood. Sawtelle Terraces Sawtelle Terraces, slated for a .29-acre site at 1650-1654 S. Sawtelle Boulevard, would consist of a five-story building featuring 44 market rate apartments and four affordable housing units. Plans call for a mixture of studio, one- and two-bedroom dwellings. According to renderings from architect Sam Ghanouni call for a 56-foot tall structure clad with cement plaster and dark gray zinc panels.

Apartment Complex Underway in Koreatown

CGI, a Woodland Hills-based real estate investment firm, has broken ground on a low-rise apartment complex at 2867 Sunset Place in Koreatown. The project, which replaces a surface parking lot south of Wilshire Boulevard, will feature 60 apartments above a two-level subterranean garage. Residential amenities will include a rooftop deck, bicycle parking, a fitness center and a lounge area. According to an elevation plan filed with the Los Angeles Department of City Planning, designs from Michael Ball Architects call for exterior finishes including smooth plaster, tepered glass and anondized aluminum.

Playa Jefferson Office Complex Adding New Buildings

Playa Jefferson, the Westside office complex which hosts blue chip tenants such as engineering firm Arup and advertising agency Omnicom, is adding new space. According to permit filings from the Los Angeles Department of Building and Safety, landlord Vantage Property Investors is planning to add a fifth building to the low-rise campus at 12777 W. Jefferson Boulevard. The proposed three-story structure, which is being designed by Gensler, would contain approximately 49,000 square feet of office space.

Construction Imminent for Spring Street Tower

According to a notice received by residents of the Chapman Flats, developer Holland Partner Group intends to break ground on a 24-story apartment tower in Downtown Los Angeles this week. The 244-foot tall edifice, slated for a surface parking lot at the northwest corner of 8th and Spring Streets, will feature 320 residential units and 8,900 square feet of commercial floor area. Plans call for retail space on both the first and second floors of the building, as well as townhome-style units wrapping its podium levels.

Stalled DTLA Development Revived

After years of dormancy, plans for an expansion of the Medallion complex in Downtown Los Angeles have quietly come back to life. Last week, an environmental impact report was filed with the Los Angeles Department of City Planning for the second phase of the mixed-use development at 3rd and Main Streets. According to a 2013 report from the blog DTLA Rising, the project was slated to feature up to 400 residential units in four 13-story towers linked by a skybridge.

Student Housing Rising Near USC Campus

Less than a half-mile north of the crane forest at the $650-million USC Village, construction is underway on a smaller student housing project. The low-rise development, dubbed Element, is rising from an approximately one-acre site at the northwest corner of Hoover Street and Adams Boulevard, replacing a shopping center. The new housing complex will consist of a four-story structure, featuring 46 townhomes and 4,100 square feet of ground-level commercial floor area.

Mixed-Use Development to Replace DTLA Car Wash

After a year-and-a-half of speculation, we have finally learned what developer Ben Neman is planning for the infamous Downtown Car Wash property. Yesterday, the prominent Downtown landlord filed plans with the City of Los Angeles to construct a mixed-use complex on the .83-acre site at the northwest corner of Olympic Boulevard and Figueroa Street. According to a case filing from the Los Angeles Department of City Planning, the proposed development would feature 374 residential units, a 373-key hotel, nearly 33,500 square feet of commercial office space, an approximately 10,800-square-foot conference center and over 65,000 square feet of commercial space.

20th Century Fox Studios Plans Expansion

While new apartment towers remake the Century City skyline, the neighborhood’s namesake movie studio is poised to embark on a major expansion of its campus at 10201 W. Pico Boulevard. An early December case filing from the Los Angeles Department of City Planning indicates that 20th Century Fox Studios intends to add upwards of 1.1-million square feet of new development to its 52.9-acre lot. According to LADCP records, the proposed additions could include a mixture of creative office space, speciality stage space, facility supoprt and amenities space and utility buildings.
