Proposed Hollywood Tower Adds Height and Hotel Rooms

Plans for a new high-rise development in Hollywood have reemerged on a much grander scale. Yesterday, a tipster forwarded a notice from the Los Angeles Department of City Planning which indicates that developer Riley Realty, L.P. has made substantial revisions to their proposed mixed-use complex at 6220 Yucca Street. The project, which was originally envisioned as a 21-story tower featuring 277 apartments, is now planned as a larger two-building development that will contain both hotel rooms and multi-family residential units.

A webcam perched above Downtown Santa Monica showcases the construction of two low-rise hotels at the crossing of 5th Street and Colorado Avenue. At the northwest corner of the intersection, a Courtyard by Marriott will offer 136 guest rooms, approximately 3,500 square feet of ground-floor restaurant space and an underground parking garage. East across 5th Street, a Hampton Inn & Suites will create and additional 143 guest rooms above 1,900 square feet of commercial space and subterranean parking accommodations.

More Multifamily Underway Near Culver City

California Landmark Group (CLG), a Los Angeles-based real estate firm, has broken ground on a multifamily residential complex on the border between the Palms neighborhood and Culver City. 3838, named for its address at 3838 Dunn Drive, will consist of a seven-story building featuring 79 market rate apartments, seven affordable housing units and a partially underground parking garage. The low-rise development, designed by a team consisting of Rios Clementi Hale Studios and PK Architecture, will also include a fitness center, a community room and an approximately 2,000-square-foot rooftop deck.

First Glimpse of the 6220 West Yucca Project

A new environmental report published by the Los Angeles Department of City Planning offers a first look at the 6220 West Yucca Street Project. The proposed development, slated for a 1.16-acre property north of Hollywood Boulevard, would consist of a 32-story tower featuring a mixture of residential units, hotel rooms and ground-level commercial space. According to designs by architecture firm Togawa Smith Martin, the tower would feature 180 residential flats on its upper levels.

Waldorf Astoria Takes Form in Beverly Hills

One year after breaking ground at the intersection of Wilshire and Santa Monica Boulevards, construction of the new Waldorf Astoria Beverly Hills has progressed to its sixth level above ground. The $200 million development, spearheaded by Alagem Capital Group, will create a 12-story tower featuring 170 guest rooms, luxury retail accommodations and other ancillary functions. Designed by a team consisting of Gensler and Pierre-Yves Rochon, plans call for white stone-cladding with strong horizontal lines reminiscent of the Streamline Moderne style.

Senior Housing Complex Nearing Completion

One year after breaking ground in Playa Vista, construction continues for the Fountainview at Gonda Westside, a $100-million senior housing development from the Los Angeles Jewish Home. The six-story complex, designed by global architecture firm Gensler, will feature 175 independent living apartments and 24 assisted living and memory care units. Additionally, plans call for a range of amenities which includes a fitness center, a library, a screening room and a rooftop pool and spa deck.

Residential-Retail Complex Rising at Hollywood and Western

At 5550 Hollywood Boulevard, construction continues for a new mixed-use complex from Atlanta-based real estate firm Wood Partners. The $100-million development, located across the street from the Red Line’s Hollywood/Western Station, will consist of a six-story building featuring 280 apartments and approximatley 12,600 square feet of street-fronting commercial floor area. Residential amenities will include a swimming pool, a fitness center, and an underground parking garage. Designs from Los Angeles-based PSL Architects call for an exterior consisting primarily of brick veneer and cement plaster.

Throwback Thursday: LEVEL Furnished Living DTLA

This week’s Throwback Thursday showcases South Park’s newest residential tower: Onni Group’s LEVEL Furnished Living. The before image, taken in March 2014, portrays the 33-story building as it appeared approximately halfway through construction. The after image, from June 2015, shows the finished product at 888 S. Olive Street. Both images were generously provided to us by architectural photographer Hunter Kerhart. While the 375-foot tower is the first residential development for the Onni Group in Downtown Los Angeles, it will not be the last.

Checking Out the Arts District's Ford Factory

In the Arts District, work is proceeding for an adaptive reuse project that will transform the vintage Ford Factory at 7th Street and Santa Fe Avenue into creative offices. The Shorenstein Company, a San Francisco-based real estate developer which purchased the four-acre complex last year for $37 million, is in the process of converting the erstwhile manufacturing center into approximately 254,000 square feet of office space and 60,000 square feet of ground-level retail and restaurant space.

Mixed-Use Development Underway on Western Avenue

Yet another Koreatown strip mall has bit the dust for a residential-retail complex. The latest development, located at 940 S. Western Avenue, is a six-story building which will feature 79 residential units above ground-floor commercial space and three levels of underground parking. According to the website of Grace Partnership, Inc., the design of the low-rise development was inspired by Hanok, a traditional style of Korean architecture. This concept is represented in the mixed-use complex through the staggered and colorful protrusions which extend diagonally across its facade.
