Construction Kicks off for Koreatown Apartments

In an always familiar story for Southern California’s most densely populated neighborhood, construction is underway on a new residential complex in Koreatown. The five-story building from developer Marione, LLC is rising from a nearly half-acre site at 105 South Mariposa Avenue. Plans filed with the City of Los Angeles. More Multi-Family in North Hollywood

A blighted lot near the North Hollywood terminus of Metro’s Red and Orange Lines may soon birth a multi-family residential development. Yesterday, plans were filed with the City of Los Angeles for a new apartment complex at 11011 West Ostego Street. The 1.2-acre property - bounded by Vineland Place, Ostego and Hartsook Streets - would be developed with an approximately 60-foot tall structure featuring 144 apartment units. According to the filing from applicant Stephen Samuel, the proposed building would offer an array of residential amenities, including an interior courtyard, a recreation room, a social room, a gymnasium and a two-level subterranean parking garage with accommodations for up to 225 vehicles.

Sleek Apartments Rising Near Hollywood and Highland

Update 9.30.15 - SPFA has updated their website with information indicating that the new design for the project is that which is seen in the headline picture above. Construction is underway on a new residential-retail complex near the Hollywood and Highland Center. The project, located at 1737 North Las Palmas Avenue, will consist of a six-story structure featuring 82 apartments, 125 underground parking spaces and an approximately 1,200-square-foot ground-level coffee shop.

Proposed Expo/Crenshaw Shopping Center Going Mixed-Use

Stalled plans for a new shopping center on Crenshaw Boulevard are going back to the drawing board. According to an agenda item from an upcoming meeting of the CRA/LA Governing Board, the Charles Company has suspended its efforts to construct District Square - a 300,000-square-foot retail complex which was to be located steps from Metro’s Expo/Crenshaw Station. Instead, the West Hollywood-based developer is now pursuing new entitlements for the property - a 6.5-acre expanse bounded by Crenshaw Boulevard, Rodeo Road, Norton Avenue and Coliseum Street.

Renderings Revealed for West LA Development

An initial study published by the Los Angeles Department of City Planning has unveiled renderings for 11916 Pico Boulevard, a proposed residential-retail complex near Metro’s upcoming Expo/Bundy Station. The project would replace a surface parking lot and three small commercial structures with a five-story development featuring 100 dwelling units and 2,871 square feet of ground-floor restaurant space. The low-rise building building would offer a variety of floor plans, including studio, one- and two-bedroom apartments and live-work lofts.

New Details for Proposed Spring Street Hotel

Environmental documents published by the Los Angeles Department of City Planning have revealed new information about 633 South Spring Street, a new hotel planned in the Historic Core by developer Lizard Capital. The Spring Street hotel, slated for a .21-acre surface parking lot, would consist of a 28-story building featuring 176 guest rooms and a variety of food and beverage venues. Plans call for approximately 6,100 square feet of restaurant space, 1,570 square feet of retail space, 1,250 square feet of conference space and a 3,310-square-foot rooftop bar.

More Apartments Over Retail on Sunset Boulevard

Another trophy property on Sunset Boulevard is slated for a large mixed-use development. Last week, plans were filed with the City of Los Angeles to construct a new residential-retail complex on the approximately 1.2-acre property at 6200 Sunset Boulevard. Plans call for an approximately 240,000-square-foot complex, featuring 270 apartments and 12,400 square feet of ground-level floor area devoted to retail and restaurant uses. The property is currently occupied by series of one-story buildings featuring a car wash, a pharmacy and other businesses.

Domain Rising in West Hollywood

Domain, a mixed-use development from Trammell Crow Residential, is rising quickly in West Hollywood. The project, located at 7141 West Santa Monica Boulevard, consists of a six-story structure featuring 166 residential units and approximately 9,300 square feet of ground-level retail and restaurant space. Plans call for a mix of studio, one-, two- and three-bedroom dwellings which average approximately 848 square feet in floor area. Images from architecture firm Studio One Eleven portray the low-rise complex with a three-story portal and plaza along Santa Monica Boulevard, breaking down the scale of the facade and opening an interior courtyard to the street.

Apartments Pushing Dirt in Del Rey

Construction is underway on a new multi-family residential complex in Del Rey. The upcoming development, located at 11400 Culver Boulevard, will consist of a four-story structure featuring 21 residential units, a two-level underground parking garage and a rooftop amenity deck. The apartments, which will consist of one- and two-bedroom units, are being built with condo-level finishes. An architectural rendering of the finished building shows a modern low-rise building featuring balconies and exterior landscaping.
