Jamison Services, one of Southern California’s largest private office landlords, is preparing to add two new mixed-use developments to its vast portfolio. Over the past few weeks, the Koreatown-based real estate firm has filed plans with the City of Los Angeles for the construction of new residential-retail complexes near separate stations on Metro’s Purple Line subway.
The first, slated for an approximately one-acre site at 427 S. Normandie Avenue, would consist of a seven-story building featuring 224 apartments and a 373-car parking garage. The project would require several discretionary approvals, including a reduction in required open space. According to a representative of Jamison Services, the historic church which abuts the development site will be saved and incorporated into the design of the new residential complex.
A second development, intended for a .75-acre property fronting Manhattan Place, 7th Street and Western Avenue, would feature another seven-story structure containing 160 residential units and approximately 10,300 square feet of ground-floor commercial space. The project would also include nearly 19,000 square feet of open space, parking accommodations for 190 bicycles and 263 vehicles, and 13 units reserved for very-low income households. The new filing is an update to an earlier attempt to entitle the property without a ground-floor retail component. Timelines for the two apartment complexes are currently unclear. Both developments are in line with Jamison’s increased focus on multifamily residential properties, which continue to flourish in Los Angeles while the office sector gradually regains its footing. Over the past two years, the company has filed plans with the city that would allow them to several of its Wilshire Boulevard office towers into apartments.
