We’re happy to share a sneak peak of the newly-transformed Maxfield Building, now known as TheMaxLofts, with our readers.
Located at 819 Santee Street, the project features 96 live-work condominium spec’d units throughout its 14 floors. Eight different floor plans are available, ranging from 571 square feet to 1,237 square feet in size. Rents start at $1,700 per month, while the building’s two-story penthouse units begin at $3,000 per month.
The project is Capital Foresight Development’s latest adaptive reuse project in the up-and-coming Fashion District. It joins their Garment Lofts project, which opened across the street at 217 E. 8th Street last year.
Each unit at TheMaxLofts includes high-end finishes such as bathroom glass tiles, vessel sinks, concrete floors, open ceiling and a gourmet style kitchen. Most units also include washer and dryer units, which any DTLA resident will attest is crucial. Building amenities include a rooftop spa and barbecue lounge area, a state-of-the art gym and on-site storage. The ground floor contains three retail spaces totaling 3,247 SF that holds a master conditional use permit, ready for a restaurant and/or bar. The art deco building dates back to 1925 and was designed by architect John M. Cooper for the wholesale textile merchant Allen A. Maxfield. Cooper is known for designing many industrial buildings across Southern California, most notably the Roxie Theater on Broadway in Downtown Los Angeles, the Wilshire Theater in Santa Monica and the Spanish Revival La Arcada building in Santa Barbara. Capital Foresight acquired the building in 2012, bringing in Lahmon Architects for design and Galvic Construction as general contractor. The entire 14 floors were gutted and restored with original corridor doors, full wall size windows with low E glazing, and structural upgrades. Thankfully, the questionable lime green façade color was changed to a neutral color scheme. Last year, the building was nominated for historic status by the National Parks Service & State Preservation Office and Cultural Heritage Commission. TheMaxLA is part of a larger wave of development arriving in the Fashion District recently. In addition to TheMaxLA and Garment Lofts, Grether & Grether Lofts at 730 S Los Angeles St is slated to start leasing next year. Several new restaurants have also opened on the same block recently including Cafe Alba, Brunch, and most recently Sonoratown. Special Opening EventTheMaxLofts will be hosting a special event on Thursday June 23 called Take Me Home L.A. to kick off the building’s grand opening. Locally based art, design, fashion and cultural entities will be featured in yet-to-be-inhabited loft units on the top few floors of the building. The event is being curated by Ari Simon of Get Down Town with support from Daniya Mussina of CreativesDTLA, the Fashion District BID, and in partnership with Capital Foresight, Pattern Bar, and Brunch.
