Although Related California continues to struggle with the Grand Avenue Project, the Irvine-based developer appears to be having better luck with a different stalled project near the Capitol Records Building. A photograph taken by Hollywood resident Paul Danielson shows that site preparation is now underway at 6230 Yucca Street, a vacant lot which Related purchased last year for $10.5 million. According to a grading permit issued last week by the Los Angeles Department of Building and Safety, the half-acre property is being developed with an 18-story tower that will feature 114 apartments, 2,100 square feet of retail space and a five-level, 201-car parking garage. Plans call for a mixture of studio, one- and two-bedroom dwellings, as well as amenities such as a pool deck and a fitness center. Records from the Department of City Planning indicate that the approximately 177-foot tall structure is being designed by Large Architecture, a Los Angeles-based firm which also contributed to Related’s Emerson tower in Downtown Los Angeles. A project page on the company’s website states that 6230 Yucca will feature alternating floor plates which are intended to create a dynamic facade for the building. The project, which was first imagined in 2006, is rising from the former site of the KFWB radio studio north at Yucca Street and Argyle Avenue. It is one of several controversial developments planned for sites flanking the Capitol Records Building, including the Millennium Hollywood and a 32-story tower across Argyle. Construction is already underway on a 16-story hotel catacorner to the Related property.
