Yet another mixed-use development may be headed to the Los Angeles River-adjacent neighborhood of Frogtown. According to an environmental report published by the Los Angeles Department of City Planning, the locally-based Harridge Development Group is planning a new residential-retail complex which would abut the western bank of a soon-to-be revitalized segment of the concrete waterway. The proposed development, dubbed the Blake Avenue Riverfront Project, would encompass two separate properties at 1771 West Blake Avenue and 2645 North Blimp Street. Plans for the 4.25-acre Blake Avenue Site include the construction of 100 small lot homes - four of which would be mixed-use structures - and 2,260 square feet of new retail and restaurant space. Three existing warehouse buildings on the property would be preserved through the project, comprising an additional 25,000 square feet of commercial floor area. The smaller Blimp Street Site, currently a .64-acre parking lot, would give way for 17 condominium units and 1,347 square feet of commercial space. Plans call for a total of 299 automobile parking spaces and 103 bicycle parking stalls for residents and commercial tenants, to be split between at-grade garage space and a subterranean structure. As with many recent multifamily projects, the Blake Avenue development has sought a slight reduction in the amount of required vehicle parking through the city’s Bicycle Parking Ordinance. The project is being designed by Los Angeles-based Zago Architecture, and calls for a series of modern three-story structures clad with aluminum. The 117 dwellings would be supplemented by expansive communal amenities such as a childrens’ playground, a dog park and an exercise circuit. Although an exact timeline for the project is currently unclear, city records indicate that construction would last appoximately 12 months.
