A draft environmental impact report released by the Los Angeles Department of City Planning has unveiled new renderings for the Landmark Apartments, a proposed high-rise development from local real estate firm Douglas Emmett, Inc. The project, slated for an approximately 2.8-acre site at 11750 Wilshire Boulevard in West Los Angeles, would consist of a 34-story structure featuring 376 multifamily dwellings and associated amenities such as a fitness center and an outdoor pool deck. At least 16 of the residential units would be set for very-low income households, in accordance with a density bonus requested by the developer. As part of the development, Douglas Emmett also plans to construct an approximately 18,000-square-foot park which would front Wilshire Boulevard. The proposed green space, which would be privately-managed by publicly-accessible, is slated to include pathways, raised planters, shade trees and outdoor seating. It replaces a small 4,700-square-foot retail building that had been planned in a previous iteration of the project. The tower itself, designed by the architecture firm Gensler, would take the form of a contemporary glass building lined with balconies. The proposed 349-foot tall building would rise at the back end of the property, upon the site of a former supermarket. Construction of the Landmark would require the partial demolition and reconstruction of a portion of the underground parking garage which spans across the development site. At completion, the garage would include 1,122 parking stalls, almost all of which would be located below-grade. The 17-story office tower which currently stands on the property will remain in place. Current plans call for a 30-month construction schedule, with completion expected in 2020.
