At long last, a new draft environmental impact report has unveiled renderings for 5901 Sunset Boulevard, the latest Hollywood office tower planned by Hudson Pacific Properties (HPP). The proposed development, slated for a 1.55-acre parking lot at the corner of Sunset Boulevard and Bronson Avenue, would include 274,000 square feet of offices, 26,000 square feet of ground-floor commercial space and a 1,118-car garage. Plans call for an 18-story structure, featuring 10 floors of offices and eight above-grade parking levels. Additional parking accommodations would be situated underground. Designs from architecture firm Gensler utilize a variety of materials and tiered building heights to create visual interest. Several of the tower’s office levels would be stepped-back from the northen edge of the property, reducing the building’s imposing scale. These terraced levels would also create space for numerous landscaped courtyards, intended for use by office tenants. Proposed exterior finishes include concrete, stucco, aluminum, glass and prefinished metal. The project reflects renewed confidence in the Hollywood office market, which has recently benefitted from a series of high-profile leases. This past November, media giant Viacom agreed to relocate its Los Angeles operations to 180,000 square feet of space in the Columbia Square complex. HPP is already attempting to capitalize on the market’s resurgance, having recently broken ground on a $150 million expansion of the historic Sunset Bronson Studios campus. Concsturction of 5901 Sunset is expected to occur over a 27-month timeframe, with delivery slated for sometime in 2017. The project is contingent on numerous discretionary approvals from the City of Los Angeles, including a general plan amendment and a height district change.
