With demand increasing for Westside office space, real estate investment trust Hudson Pacific Properties (HPP) has begun renovating a 1980s building in Playa Vista to make it more appealing to tenants in the creative and entertainment industries. The vacant six-story structure, located at 12655 Jefferson Boulevard, was purchased by HPP last October for $38 million. Planned renovations would expand the building’s leasable footprint to 96,000 square feet, following the conversion of an internal stairwell and a portion of its underground parking garage to office space. The project, branded as the Landing at Playa Vista, is being marketed as one of the neighborhood’s few remaining large blocks of space for single-tenant occupancy. The renovation project is being designed by the Santa Monica office of HLW International, an architecture and interior design firm whose past work includes the offices of numerous media and technology companies. Renderings of the Landing at Playa Vista portay the building with high, exposed ceilings and open floor plans, two amenities popular which have become increasingly popular within the creative industry. The low-rise structure would also be retrofitted with multiple outdoor decks, providing views of West Los Angeles, Marina Del Rey and Beverly Hills. Office space within the refurbished building is expected to reach the market by late 2015. The Landing will benefit from close proximity to numerous housing and dining options within the nearby Playa Vista campus, including Runway, a $260 million mixed-use develpment by the Lincoln Property Company.
