An initial study published last week by the Los Angeles Department of City Planning (LADCP) has revealed new renderings for the Shenzhen Hazens Real Estate Group’s proposed $700-million mixed-use complex in Downtown Los Angeles. The development, which is slated for an L-shaped 2.7-acre property at 1020 S. Figueroa Street, would consist of three high-rise buildings featuring 650 condominiums, a 300-room W Hotel and approximately 80,000 square feet of retail and restaurant space. Elevation plans included with the LADCP report portray the towers’ jagged rooflines, as designed by global architecture firm Gensler. Hazens intends to construct the high-rise complex in two phases, beginning with a surface parking which runs along 11th Street between Figueroa and Flower Streets.  A 32-story building on the Figueroa side of the property would house the W Hotel, while a second 32-story building on Flower would contain residential units. The second phase of the project would involve the demoltion of the Luxe City Center Hotel, which would be replaced by a 38-story residential tower at the corner of Olympic Boulevard and Figueroa Street. Like other developments located in and around the Los Angeles Sports and Entertainment District, the Hazens development would feature prominent digital signage along its lower levels. Construction of the 1020 S. Figueroa Street is scheduled to occur over the course of 24-to-28 months, beginning in 2017 and finishing in 2020.
