A document from the Neighborhood Council of Westchester and Playa Del Rey has unveiled preliminary renderings for 6733 Sepulveda Boulevard, a residential complex planned by real estate investment company Sandstone Properties. The project, located near the 70-acre Howard Hughes Center, would consist of a low-rise structure featuring 176 apartments and a 245-car parking garage. Units in the proposed development would consist of studio, one- and two-bedroom dwellings withh an average floor area of 641 square feet. A site plan for the building’s amenity deck indicates that it would feature an outdoor swimming pool with landscaping and seating areas. Designs from architecture firm Johnson Fain call for a squat rectangular structure adorned with balconies and flanked by trees. An artistic rendering of the building portrays its Sepulveda frontage encased by horizontal panels which would be illuminated at night. However, these images do not necessarily represent a finished product, with many details - such as the building’s exact height - yet to be finalized. This plan represents a slight decrease from the 200-unit proposal which was presented to the Neighborhood Council last December. Sandstone also considered other alternatives for the approximately two-acre property, including an office tower between 15 and 20 stories in height. Construction of 6733 Sepulveda Boulevard will require both a site plan review and a mitigated negative declaration. An exact timeline for the proposed apartment complex is currently unknown. Other projects currently in the pipeline for Westchester include a series of low-rise residential buildings at the Howard Hughes Center.
