A document from the Los Angeles City Planning Commission (CPC) has revealed renderings for 2972 W. 7th Street, a proposed residential-retail development in the MacArthur Park neighborhood. The project - which is being developed by Datum Development, LLC - would consist of a six-story building featuring 180 studio, one- and two-bedroom apartments and 15,000 square feet of ground-floor commercial uses. Plans also call for a a partially-underground garage capable of accommodating up to 206 vehicles and 214 bicycles. As currently planned, the project utilizes a density bonus due to its planned inclusion of 15 residential units for very low income households. The 1.2-acre property is currently developed with a 28,000-square-foot commercial building and an associated surface parking lot. Both would be demolished to make way for the development. Design work for the low-rise complex is being handled by the Archeon Group, a Koreatown-based architecture and planning firm. According to a site plan contained within the CPC file, the podium-style building would feature two elevated courtyards along the 7th Street side of the building, providing a swimming pool and a garden area for residents. Other amenities would include a 1,000-square-foot community room and a 900-square foot gym, both located within the building’s ground level. An exact construction timeline is currently unclear. A similar development is also in the works one block east, near the intersection of 7th and Hoover Streets.
