With completion of the Expo Line’s Santa Monica extension inching ever close to reality, another mixed-use development has cropped up just south of its future station at Bundy Drive. Yesterday, plans were filed with the City of Los Angeles to construct a new residential-retail complex at 11900-11916 West Pico Boulevard. According to a case filing from the Department of City Planning, the proposed development would consist of 100 apartments and an unspecified quantity of ground-level retail space. Based on a density bonus requested by the developer, the project would reserve some of its residential units as affordable housing. Other details, such as an estimated timeline and the height of the proposed building, are currently unknown. The project is located on the outskirts of an approximately 162-acre district surrounding Expo/Bundy Station which may be upzoned to allow for greater housing and employment density around the coming rail line. While some Westside residents have greeted these efforts with skepticism, others - including transportation blogger Let’s Go LA - have argued that the proposed changes do not go far enough towards addressing the region’s chronic housing shortage.
