The Downtown Los Angeles construction boom continues to spread outward, as yet another tall development is slated for the nearby Westlake neighborhood. Last week, South Point of Nevada - a limited liability company - filed plans with the City of Los Angeles to construct a 12-story apartment building on an approximately .28-acre site at 734-740 South Hartford Avenue. The mid-rise building would feature 80 residential units and 100 automobile parking spaces on two subterranean garage levels. A proposed density bonus indicates that the development would include at least some affordable housing units. Westlake - located across the Harbor freeway from Downtown’s core - has seen a slew of new residential projects during the past 15 years, including multiple developments from Astani Enterprises and Holland Partner Group. However, no structures over seven stories in height have been completed in the the neighborhood since 1989, as a series of downturns in the real estate market scuttled various proposals. With Downtown once again booming, a series of new developments are finally willing to try their luck. This past July, plans were unveiled for a 26-story high-rise complex one block east of the Hartford development at 7th Street and Lucas Avenue.
