An initial study published by the Los Angeles Department of City Planning offers a first glimpse of the Hollywood Ivar Gardens Project, a high-rise hotel planned by Irvine-based construction and real estate firm R.D. Olson. The proposed development - slated for a half-acre site bordered by Ivar Avenue, Sunset and Cahuenga Boulevards - would consist of 21-story building featuring a 275-key hotel with 1,900 square feet of retail space and other ancillary uses.  Plans call for a mix of 142 guest suites, 132 guest rooms and 1 two-bedroom suite, all of which would feature in-unit kitchenettes.  Amenities would include a terrace garden on the second floor, a rooftop swimming pool, a fitness center, and a four-level underground parking garage with 125 vehicle spaces and 32 bicycle stalls. The Art Deco-inspired design from Wimberly Allison Tong & Goo calls for a tower that would rise more than 230 feet above street level, inluding multiple rooftop spires.  Elevation plans call for a variety of exterior finishes, including smooth-finished plaster, metal screens and porcelain tiles. The project site, which was purchased by R.D. Olson in 2014 for $13.8 million, is currently developed with a Jack-in-the-Box restaurant. According to the initial study, construction of the hotel would occur over approximately 22 months, although a start date is unclear.  A groundbreaking for the project is contingent on multiple approvals from the City of Los Angeles, including a zone change and a site plan review.
