Yesterday, in a presentation to the Downtown Los Angeles Neighborhood Council’s Planning and Land Use Committee (DLANC), new details were revealed for 1233 S. Grand Avenue, an upcoming residential tower in the South Park neighborhood. The proposed development, intended for the site of a current surface parking lot, would consist of a 24-story building featuring 161 residential units and nearly 2,100 square feet of ground-floor retail space.  Plans call for a combination of studio, one- and two-bedroom flats, as well as townhouse units and penthouse suites.  The project would also include parking accommodations for up to 215 vehicles and 182 bicycles in an above- and below-ground garage. The tower, which would rise to a maximum height of 253 feet, is being designed by Los Angeles-based Steinberg Architects.  Renderings portray a glassy, modern building adorned with a podium-level garden and a rooftop pool and amenity deck.  Above-grade parking levels would be obscured from view through the use of perforated metal panels. The project is being developed by City Century, LLC, an American subsidiary of the Shenglong Group, a Shanghai-based real estate firm.  A ground breaking for the tower is expected by the third quarter of 2016. 1233 S. Grand Avenue is the first of several high-rise complexes planned by City Century, including a proposed 37-story building which would rise on an adjacent property. Other developers have also set their sites on the red-hot South Park neighborhood, once an uninhabited sea of surface parking lots.  Construction is already underway on a slew of low-rise apartment complexes along Pico Boulevard, and a high-rise community is planned to the northwest by a joint venture between engineering firm AECOM and developer Mack Urban.
