While the controversial Casden West L.A. development has drawn much attention, a number of smaller multifamily residential developments are now taking form to the south of Metro’s newly-opened Expo/Sepulveda Station. 2805 Sepulveda
Less than a half mile south of the elevated stop, construction recently began for 2805 Sepulveda, an apartment building linked to the limited liability company Wesdale Pacific. Located at the southwest corner of Sepulveda Boulevard and Sardis Avenue, the project consists of a five-story structure featuring 25 residential units. Renderings portray a contemporary design from Los Angeles-based PK Archicture. The approximately .35-acre development site was previously occupied by a two single-family dwellings and a duplex. Across the street, a similar apartment complex was completed in 2013. 2585 Sepulveda Boulevard & 11209 Richland Avenue
Approximately two blocks south of the Expo/Sepulveda Station, construction was recently completed at 2585 Sepulveda Boulevard, the site of a new three-story apartment building. According to permit filings from the Los Angeles Department of Building and Safety, the project features seven residential units - including one unit of affordable housing - and seven parking spaces. On an adjacent property at 11209 Richland Avenue, wood framework is now rising for a four-story, 13-unit apartment building. The low-rise structure, designed by Glendale-based architect Giovanni Uriu, will set aside one apartment as affordable housing. 11162 Exposition Boulevard
Directly across the street from the station, the smallest of the four developments is now underway. The three-story, wood-frame building at 11162 W. Exposition Boulevard will contain three residential units, replacing a single-family dwelling.
