According to documents from the Los Angeles City Council, a property owner in Koreatown is continuing to push ahead with plans to add a multi-family residential development above a public parking garage. The project - spearheaded by developer KP3, LLC - would stack three floors of residential units atop a parking structure at the intersection of Sixth Street and Kenmore Avenue, resulting in a seven-story building.  The proposed development calls for a mixture of 53 studio, one- and two-bedroom apartments, complemented by a landscaped interior courtyard and other residential amenities.  Parking accommodations for up to 149 vehicles and 59 bicycles would be provided within the existing garage, and approximately 8,800 square feet of ground-floor commercial space would be retained following completion of the project. Designs for the low-rise building were crafted by SBL Architecture, a local firm with experience in residential, commercial and institutional projects.  Their work on the Kenmore Apartment Building provided a unique set of challenges due to the questionable condition of the existing parking garage, which was built in the 1920s without facade treatment.  Consequently, plans call for the building’s garage levels to be remodeld to provide visual continuity with the upper residential floors.  The parking structure would also be reinforced to meet current safety regulations and to ensure its ability to support the proposed apartments.
