While much has been said about Playa Vista’s transformation into one of Southern California’s preeminent tech hubs, the neighborhood is also in the midst of a robust wave of residential development.  Of the approximately 2,800 residential units currently under construction in the thousand-acre expanse, the lion’s share is encompassed by the Villas at Playa Vista, a multi-building development from the Irvine Company. The project consists of three Mediterranean-style buildings, each featuring four levels of residences above two floors of parking.  When completed in early 2016, the three communities will provide slightly over 1,500 new one-and-two-bedroom apartments for the high-demand Westside market.  Each of the buildings was designed by MVE & Partners, the Irvine-based architecture and design firm which crafted Playa Vista’s phase two master plan. The smallest component of the Villas, a 309-unit building, is located on an approximately five-acre plot near the intersection of Jefferson Boulevard and Dawn Creek.  According to Playa Vista Today, the building is a luxury development with units ranging from 866 square feet to 1,420 square feet in size.  Residential amenities include an outdoor kitchen with high-end appliances, polside dining areas and a wine cellar. Moving east, the project’s second building features 491 residential units on a 6.38-acre site at the southeast corner of Jefferson Boulevard and Village Drive.  This particular community is being marketed to mid-career professionals, with units ranging from 785 square feet to 1,327 square feet in size.  Amenities will include a lap pool, a resident’s lounge, and a private fitness center. The third and largest of the buildings offers 703 apartments on an approxmiately nine-acre property at the southwest corner of Jefferson Boulevard and Campus Center Drive.  This building is to be marketed towards creative young professionals who may work in the surrounding office complexes.  Units will be slightly smaller than in its sister buildings, ranging between 676 square feet and 1,195 square feet in size.  With a younger target demographic, the building also features a slightly different blend of amenities than its more distinguished neighbors.  Plans call for a game room and an internet cafe, amongst other facilities. Besides the Villas, a slew of office, residential and retail complexes are also under construction on various surrounding parcels.  East across Campus Center Drive, developer Tishman Speyer recently broke ground on a 407,000-square-foot speculative office complex.  To the west, Dallas-based Lincoln Property Company is nearly completion on the $200 million Runway at Playa Vista.  Most notably, tech giant Google is poised to establish a new Southern California campus on a 12-acre site at the southwest corner of Millennium and Campus Center Drives.
