In recent years, a series of adpative reuse projects have added thousands of residents to the Fashion District, a low-slung area of Downtown Los Angeles which serves as the nexus of Southern California’s apparel industry. The neighborhood is now poised for its most noticeable change yet, as a potential high-rise development appears on the horizon. Earlier today, plans were filed with the City of Los Angeles to construct a residential tower at the corner of 7th and Maple Streets. The proposed development, which would replace a surface parking lot, consists of a 33-story building that would feature 452 residential units - including 19 live/work lofts. Plans also call podium-level and rooftop amenity decks, as well as a partially underground garage for up to 561 vehicles. The mixed-use proposal comes from a joint venture between Realm Group and Los Angeles-based real estate firm Urban Offerings. The same team is also behind plans for a high-rise development at Bixel and Ingraham Streets in City West. As with the earlier project, 7th & Maple features design work from Humphreys & Partners Architects, a national firm based out of Dallas, Texas. The 370-foot tower features vertical and horizontal bands of pre-cast concrete, woven together to form a series of frames across the facade. Above-grade parking levels are screened with custom-cut perforated metal which mimics the texture of fabric, providing a nod to the surrounding Fashion District. Extensive greenery wraps the project at ground level and around its amenity decks. A landscaped pedestrian paseo cuts along the property line, potentially providing a link to the adjacent Santee Village courtyard. Upper levels will also feature a swimming pool, a barbeque area, a private dog park and a skyline observation space. A firm timeline for the 7th & Maple tower has not been established. The proposed development follows two other high-rise buildings now rising to the east along Spring Street, as well as ongoing adaptive reuse projects flanking Santee Village.
