Renderings Revealed for West LA Development

An initial study published by the Los Angeles Department of City Planning has unveiled renderings for 11916 Pico Boulevard, a proposed residential-retail complex near Metro’s upcoming Expo/Bundy Station. The project would replace a surface parking lot and three small commercial structures with a five-story development featuring 100 dwelling units and 2,871 square feet of ground-floor restaurant space. The low-rise building building would offer a variety of floor plans, including studio, one- and two-bedroom apartments and live-work lofts.

More Mixed-Use on Pico Boulevard

Phase two of the Expo Line continues to reshape Westside neighborhoods, as yet another residential-retail complex prepare to rise along the path of the 6.6-mile extension. The newest development, slated for a one-acre property at the intersection of Pico and Gateway Boulevards, would consist of a five-story structure featuring 129 residential units and more than 5,200 square feet of ground-level commercial space. A proposed density bonus indicates that the project would include a significant affordable housing component.

Striking New Look for Martin Expo Town Center

Time to start 2016 with a bang. Last week, a final environmental impact report published by the Los Angeles Department of City Planning (LADCP) unveiled a new look for Martin Expo Town Center, a mixed-use complex spurred by Metro’s Expo Line. The project, which is being developed by the family behind the Martin Automotive Group, would replace the company’s longtime Cadillac and GMC dealership at the northwest corner of Olympic Boulevard and Bundy Drive.

Striking Mixed-Use Complex Under Construction in West L.A.

Los Angeles-based real estate firm CIM Group has broken ground on another residential-retail in West Los Angeles. The mixed-use development, located on a 1.3-acre site at 11800 W. Santa Monica Boulevard, is slated to birth a five-story complex containing 147 studio, one- and two-bedroom apartments above approximately 40,000 square feet of ground-level commercial space. Proposed residential amenities include a swimming pool, a fitness center, a clubhouse and a screening room. Designed Lorcan O’Herlihy Architects, the building will establish a unique presence along a mostly staid stretch of Santa Monica Boulevard.

Five-Story Development Rising in West L.A.

Construction is underway on the first in a series of mixed-use developments planned along Pico Boulevard in West Los Angeles. The Hampstead Heath development, now rising from a .44-acre property at at 11628-11652 W. Pico Boulevard, will consist of a five-story structure featuring 71 studio, one- and two-bedroom apartments above approximately 3,600 square feet of ground-floor retail space. Other features will include a recreation room, a second-story courtyard and a two-level underground garage with parking accommodations for 105 automobiles and 78 bicycles.

Cement Plant Cleared for Future West L.A. Development

A longtime cement plant near the unopened Expo/Sepulveda Station in West Los Angeles has been demolished, clearing the way for the construction of a controversial mixed-use development. The property, located near the southwest corner of Pico and Sepulveda Boulevards, is slated for a residential-retail complex known as Casden West L.A. According to a permit filing from the Los Angeles Department of Building and Safety, the proposed development would feature 595 apartments, 15,000 square feet of ground-floor commercial space and approximately 1,000 underground parking stalls.

Expansion Planned for Westside Office Complex

McCarthy Cook & Company (MCC), a real estate firm with operations in California and Arizona, has filed plans for the refurbishment and expansion of the Trident Center in West Los Angeles. According to a case filing from the Department of City Planning, MCC is planning to add 120,000 square feet of new office space to the mid-rise complex at 11355 W. Olympic Boulevard. The exact location and form of the expansion is unclear, although it could come at the expense of a parking garage and amenity deck located on the north side of the 3.6-acre property.

Talking About Martin Expo Town Center

Last Friday, following nearly five years of work, the full Expo Line route to Santa Monica opened to throngs of eager passengers. As if on cue, a mixed-use development inspired by the $2.5-billion light rail line is poised to go before the Los Angeles City Planning Commission later this week. The proposed Martin Expo Town Center would rise at the northwest corner of Olympic Boulevard and Bundy Drive, replacing the longtime Martin Cadillac dealership.
