Mixed-Use Development Planned in Echo Park

A squat section of southern Echo Park is about to get a little bit taller. Earlier this month, developer 1614 Temple, LLC filed plans with the City of Los Angeles to construct a new residential-retail complex near the southwest corner of Temple Street and Glendale Boulevard. The project, slated for a .39-acre site at 1614-1626 Temple Street, would feature 55 apartments, 2,774 square feet of ground-floor retail space and parking accommodations for 63 automobiles and 65 bicycles.

Apartments Rise from Long-Vacant Echo Park Lot

Remnants of a failed condominium development have given way for a multifamily residential building in Echo Park. The Bond Companies, a Los Angeles- and Chicago-based real estate investment firm, is currently building a low-rise mixed-use complex on a triangulage property at 330 N. Union Avenue. The project, which also fronts Belmont Avenue and Temple Street, will consist of a four-story building featuring 69 apartments, 1,100 square feet of ground-floor restaurant space and a parking garage An artistic rendering from Lahmon Architects portrays the wedge-shaped building with a contemporary design and a rooftop amenity deck.

Affordable Homes Nearing Completion in Lynwood

Non-profit homebuilder Habitat for Humanity of Greater Los Angeles (Habitat LA) is nearing completion on a new residential development in the City of Lynwood. The project, located at 3305 Magnolia Avenue, consists of new constructed single-family dwellings as well as renovation of several nearby houses, a church and commercial buildings. “We are excited that our seven homes on Magnolia Avenue are nearing completion and would like to express our gratitude to all of our volunteers, sponsors and the City of Lynwood who have made this development possible,” said Erin Rank, Habitat LA President and Chief Executive Officer.

Pomona College's Gorgeous Studio Art Hall to Open Saturday

Head out to Claremont this Saturday, October 11th, as Pomona College officially dedicates its stunning new Studio Art Hall. The 35,000 square foot facility, constructed for approximately $29 million, will house multiple studios, student galleries, and the offices of the Pomona College Art Department. Designed by the award-winning Kulapat Yantrasast of wHY Architecture, the two-story edifice is highlighted by a soaring wood-beam roofline which mimics the slopes of the nearby San Gabriel Mountains.

Updated Look for Culver City's Ivy Station Development

Last week, real estate firm Lowe Enterprises received rave reviews from the Los Angeles City Planning Commission for Ivy Station, a proposed mixed-use complex which would replace Culver City Station’s park-and-ride lot at Venice and National Boulevards. The project, which is being jointly developed with the engineering and construction firm AECOM, would consist of multiple low-rise structures featuring 200 residential units, a 148-key hotel, 210,000 square feet of commercial office space.

Mixed-Use Proposal Shifts in Panorama City

The Icon Company, a Beverly Hills-based real estate firm, has revised its plan for a $150-million housing and entertainment complex in Panorama City. According to plans filed yesterday with the City of Los Angeles, the project at Roscoe Boulevard and Tobias Avenue is now slated to include 422 residential units and approximately 200,000 square feet of commercial space. When first announced in January 2016, Icon had planned for 350 apartments and 250,000 square feet of retail and entertainment uses.

Hollywood's Next Hotel Tower is an Art Deco Throwback

An initial study published by the Los Angeles Department of City Planning offers a first glimpse of the Hollywood Ivar Gardens Project, a high-rise hotel planned by Irvine-based construction and real estate firm R.D. Olson. The proposed development - slated for a half-acre site bordered by Ivar Avenue, Sunset and Cahuenga Boulevards - would consist of 21-story building featuring a 275-key hotel with 1,900 square feet of retail space and other ancillary uses.

Chinatown's College Station Takes a Step Forward

An initial study published by the Los Angeles Department of City Planning offers updated information for College Station, developer Atlas Capital Group’s proposed mixed-use complex in Chinatown. The proposed development, located at the intersection of Spring and College Streets, would replace a vacant five-acre property which abuts both the Gold Line’s Chinatown Station and the 32-acre Los Angeles State Historic Park. Plans call for a low-rise complex featuring 770 apartments above approximately 51,000 square feet of ground-level commercial space and parking accommodations for 1,179 vehicles and 899 bicycles.

Apartments + Retail Rise on Temple Street

A short distance west of Echo Park, Los Angeles-based 4Site Real Estate is in the midst of construction on a residential-retail complex in Historic Filipinotown. The mixed-use development, now rising from a .65-acre site at 2510 Temple Street, will consist of a four-story structure featuring 47 apartments and approximately 2,000 square feet of ground-level restaurant space. Plans also call for a parking garage at the rear of the property, as well as aenities such as a swimming pool, a spa and a gym.

Developers Dream Big at North Hollywood Station

Two teams competing to develop properties surrounding North Hollywood Station have now combined their efforts. According to an announcement from the Source, Metro staff have recommended that the transportation agency enter into negotiations with a joint venture lead by the Trammell Crow Company (TCC) and Greenland USA, who would build a unified mixed-use development across approximately 15.6 acres of land. The project team also includes the Cesar Chavez Foundation, as well as the architecture and design firms Gensler, HKS Architects, Killefer Flammang Architects and Melendrez, Inc.
