First Look Inside the Remodeled Hotel Figueroa

Four months away from its reopening date, Downtown’s Hotel Figueroa has provided a sneak peak at the results of its $30-million renovation. The building, which dates back 90 years, is in the midst of a year-long remodel which is restoring its common areas and approximately 270 guest rooms to their original Spanish Mediterranean decor. The project is being carried out by a joint venture between Green Oak Real Estate and Urban Lifestyle Hotels, which purchased the property for $65 million in 2014.

Real Office Centers Leases at ROW DTLA

Shared workspace group Real Office Centers (ROC) has signed a 15-year lease for approximately 27,000 square feet of space at ROW DTLA, an adaptive reuse project on the outskirts of the Arts District. The 30-acre property, originally built by the Southern Pacific Railroad, is being converted by New York-based real estate firm Atlas Capital Group into a two-million-square-foot creative campus featuring offices, green space, stores and restaurants. The complex is already home to the fashion brands Splendid and Ella Moss.

Another Residential Tower Planned in Koreatown

Jamison Services, one of Southern California’s largest office landlords, is looking to continue its residential building spree in Koreatown. Yesterday, the Los Angeles-based real estate firm filed plans with the City of Los Angeles to construct a new high-rise development at 3700 W. Wilshire Boulevard. According to a case filing from the Department of City Planning, the project would consist of a 36-story tower featuring 506 residential units and approximately 62,000 square feet of ground-floor commercial space.

DTLA's Freehand Hotel Reveals Itself

The adaptive reuse of a vintage office building in Downtown Los Angeles is beginning to show results. The Freehand Los Angeles, a $40-million undertaking by the Sydell Group, is repurposing the 13-story Commercial Exchange Building at the intersection of 8th and Olive Streets. The former office building, built in 1924, will feature 226 guest rooms and ancillary uses above ground-floor restaurant space. Under designs from Killefer Flammang Architects, the adaptive reuse project will offer a mixture of traditional hotel rooms and hostel-type accommodations.

Renderings Revealed for Los Feliz Development

The website of architecture and design firm KTGY has unveiled renderings for a proposed mixed-use development in Los Feliz. Plans from Santa Monica-based Dynamic Development Company call for the construction of a five-story structure at the southeast corner of Western and Franklin Avenues, replacing a gas station and a pair of small residential buildings. The proposed development would include a total of 96 apartments - including 16 units of affordable housing - above roughly 5,500 square feet of ground-floor commercial space.

Renderings Revealed: Mixed-Use Complex in Exposition Park

An initial study published by the Los Angeles Department of City Planning has cast new light on the Fig, a proposed mixed-use complex in Exposition Park. Spectrum Group, the Irvine-based real estate firm behind the development, is planning for mid-rise and high-rise buildings on a 4.4-acre site located across the street from the future LAFC soccer stadum. The project is divided into three components: a hotel, student housing and mixed-income apartments.

Restaurant Space Coming to Wedbush Center

According to a document from the Downtown Los Angeles Neighborhood Council, a major upgrade is planned for a prominent tower in the Financial District. Dallas-based real estate firm Lincoln Property Company intends to add new restaurant space and outdoor seating to the Wedbush Center, a 22-story office building at 1000 W. Wilshire Boulevard. The project would require the demolition of an existing cafe counter and associated features on the building’s ground floor.

Vacancy Rate Dips at the Pacific Design Center

Charles S. Cohen, the owner and developer of West Hollywood’s Pacific Design Center, has announced that two creative tenants are expanding their offices at the Red Building. Digital Brand Architects, a marketing communications firm, is increasing its footprint on the 9th floor of the building from 9,000 square feet to 13,200 square feet. At the same time, the company behind the social networking application Grindr is expanding its headquarters to 26,000 square feet - the entirety of the building’s 14th floor.

First Glimpse of Proposed Arts District Office Building

Tomorrow, the Downtown Los Angeles Neighborhood Council’s Planning and Land Use Committee will review a proposal to build a mid-rise office building in the Arts District. The project, which is being developed by Los Angeles-based real estatate firm Lowe Enterprises, would rise from an approximately .75-acre site at 2130 E. Violet Avenue. Plans call for a nine-story building which would feature 90,700 square feet of office space, 6,100 square feet of ground-floor retail and a 274-car garage.

Residential High-Rise Proposed in West LA

We don’t hear much talk about skyscrapers in-between Century City and Downtown Santa Monica, but some recent events might change that. A filing with the Department of City Planning indicates that a sizeable mixed-use development is on the way at 11750 Wilshire Boulevard. Specifically, a 376-unit residential high-rise accompanied by a one-story retail building. The 2.8 acre parcel, which straddles the West LA - Brentwood border, is owned by Santa Monica based Douglas Emmett, Incorporated.
