Redevelopment Plans Emerge for Laurel Plaza

In January 2014, a joint venture between Goldstein Planting Investments and Merlone Geier Partners purchased the dilapidated Laurel Plaza shopping center in North Hollywood with the intention of building a new mixed-use complex. Over one year later, environmental documents published by the Los Angeles Department of City Planning have finally shed light on what’s to come. The development, dubbed NoHo West, would rise from an approximately 25-acre site bounded by Laurel Canyon Boulevard, Erwin Street, Oxnard Street, Radford Avenue and the 170 Freeway.

Big Residential-Retail Complex Planned on Lakershim Boulevard

A short segment of low-rise commercial buildings on Lankershim Boulevard may be replaced by a large mixed-use development. Earlier this week, Woodland Hills-based Hayes Capital Management filed plans with the City of Los Angeles to build a new residential-retail complex a half-mile south of the North Hollywood terminus of Metro’s Red and Orange Lines. The project, slated for a 1.37-acre site at the northwest corner of Lankershim Boulevard and Otsego Street, would consist of an approximately 300,000-square-foot building rising up to 87 feet in height.

Renderings Revealed for NoHo West Development

Architectural renderings have emerged for NoHo West, a proposed development which would transform North Hollywood’s 25-acre Laurel Plaza shopping center into a mixed-use community. The project - which is being developed by a joint venture between Goldstein Planting Investments and Merlone Geier Partners - would include a series of low-rise structures featuring apartments, retail and commercial office space. The commercial heart of NoHo West would be Laurel Plaza Drive, a main street slicing diagonally through the development site.

More Multi-Family in North Hollywood

A blighted lot near the North Hollywood terminus of Metro’s Red and Orange Lines may soon birth a multi-family residential development. Yesterday, plans were filed with the City of Los Angeles for a new apartment complex at 11011 West Ostego Street. The 1.2-acre property - bounded by Vineland Place, Ostego and Hartsook Streets - would be developed with an approximately 60-foot tall structure featuring 144 apartment units. According to the filing from applicant Stephen Samuel, the proposed building would offer an array of residential amenities, including an interior courtyard, a recreation room, a social room, a gymnasium and a two-level subterranean parking garage with accommodations for up to 225 vehicles.

North Hollywood Station Gets Another TOD

A .82-acre property adjacent to the North Hollywood terminus of Metro’s Red and Orange Lines is poised to give way for a new mixed-use development. Last week, plans were submitted to the City of Los Angeles to replace a car rental lot at 5401 N. Lankershim Boulevard with a residential-retail complex. According to a case filing from the Department of City Planning, the project would consist of an approximately 77-foot tall building which would contain 117 market-rate apartments, 10 apartments for very-low income households and slightly over 12,000 square feet of ground-level commercial space.

Rendering Revealed for North Hollywood TOD

Renderings have emerged for a proposed mixed-use complex located one block from the North Hollywood terminus of Metro’s Red and Orange Lines. The Micropolitan at Chandler, slated for an approximately half-acre site at Chandler Boulevard and Tujunga Avenue, would consist of a seven-story building featuring 82 apartments above 1,000 square feet of ground-level commercial space. According to Killefer Flammang Architects, the project features strong vertical elements to act as a backdrop to the adjacent North Hollywood Park.

Two Teams Look to Develop North Hollywood Metro Properties

Last December, the Los Angeles Metropolitan Transportation Authority (Metro) issued a request for proposals (RFP) for the development of 15.6 acres of land surrounding the North Hollywood Red and Orange Line Station. After gauging interest from a number of groups, Metro has narrowed the field down to two teams lead by Greenland USA and the Trammell Crow Company. Greenland USA, the American arm of the Shanghai-based Greenland Group, first emerged onto the scene in 2013 with its revival of the $1-billion Metropolis development in Downtown Los Angeles.

Television Academy's $40-Million Expansion Nears Completion

Based on a photograph provided by an Urbanize reader, the Academy of Television Arts & Sciences is nearing completion on a $40-million expansion of its headquarters in North Hollywood. The Saban Media Center - named for Cheryl and Haim Saban of the Saban Family Foundation - is a two-story, 30,000-square theater and media center located at 5220 Lankershim Boulevard. The LEED-certified facility, designed by the global architecture Gensler, will also house the Television Academy and its Foundation, serving as a platform to provide internships, scholarships, professional training and recognition programs.
