Hollywood WELCOME HOME

Here Are Your Palladium Residences

Crescent Heights made a big splash via Curbed LA when they announced plans for a two high rise development on the massive surface parking lot behind the Hollywood Palladium. Now as the proposal moves through the planning process, we are getting a chance to flesh out what to expect. First up, the specs on the two buildings: …two new buildings which would be up to 28 stories and approximately 350 [feet] in height.

Selma and Vine Moving Towards Construction

Back in February, Curbed LA broke the news that the long stalled mixed-use development slated for the southeastern corner of Selma and Vine was coming back from the dead. Since then, 1540 N. Vine has slowly made its way through the permitting process and has now reached the plan check stage. When completed in 2016, Selma and Vine will bring 306 apartments with ground floor retail. No official word on a groundbreaking date, but late 2013/early 2014 seems likely based on where the project currently stands with the Department of Building and Safety.

249 Apartments Coming to the LA/West Hollywood Border

A sizeable mixed-user appears to be on its way to the eastern edge of the Sunset Strip. Check out this filing with City Planning: 8150 W SUNSET BLVD 90046 DEMO EXISTING COMMERCIAL BUILDINGS AND CONSTRUCT A MIXED-USE DEVELOPMENT WITH 111,000 SF. OF COMMERCIAL RETAIL AND RESTAURANT USES AND 249 RESIDENTIAL UNITS This new proposal comes in the wake of a resurgence in hotel and residential development along the strip. The 100,000+ square feet of retail/restaurant space is unsurprising due to the location’s ample Sunset Blvd.

Columbia Square Getting Ready for Construction?

The giant parking lot at the back of the former CBS Studios complex on Sunset Blvd is starting to make way for the long awaited Columbia Square development. Work on the adaptive re-use of the existing buildings began in Spring of 2013, and now it appears that developer Kilroy Realty is readying the site for construction of the new office and residential buildings. Here’s a look at what we have in store.

Sunset Gordon Construction Update

With construction now commencing on the 15th floor above ground, CIM Group’s Sunset Gordon development is difficult to miss when traveling through Hollywood these days. When completed, the 23-story tower will feature 301 residential units, 39,538 square feet of office space, 13,056 square feet of ground level commercial space, and an adjacent public park. While Sunset Gordon will stand head and shoulders above its neighbors for the time being, Sunset Boulevard already has several other towers in the works.

Blvd 6200 Moves Toward the Finish Line

Since I was already in Hollywood on Friday afternoon, I decided to have a look at the progress on Phase 1 of Clarett West Development’s massive Blvd 6200 project. As of today, construction of the two buildings fronting Hollywood Boulevard are up to their sixth and final levels, while the two buildings at the back of the property work on their third and fourth floors. Phase 1 brings 535 new apartments and 75,000 square feet of retail space to Hollywood.

New 17-Story Office Building Proposed for Sunset Blvd

Prepare to say goodbye to another surface parking lot on Sunset Boulevard. According to information from the Department of City Planning, an office development is slated for the northwestern corner of Sunset and Bronson. The specs read as follows: 5901 W SUNSET BLVD DEVELOP NEW 17-STORY MIXED-USE PROJECT WITH 274,000 SQ FT OFFICE AND 26,000 (SQ FT) OF RETAIL 5901 Sunset is owned by a subsidiary of Hudson Pacific Properties (HPP).

Excavation Underway for Hollywood's Columbia Square

When we last saw the Columbia Square project in August, I wondered if the site was being readied for construction. We now have an answer, as excavation has started for Kilroy Realty’s $300 million re-development of the former CBS Studios. The parking lot on the northern side of the parcel is making way for two new office buildings and a 22-story residential high-rise, set to create 330,000 square feet of office space and 200 apartments.

Kimpton to Develop Hollywood Boutique Hotel

Even with the locals in an uproar over increased traffic, density and earthquake faults, Hollywood’s development binge forges on. The contentious Millennium Hollywood has taken most of the heat, but there are other projects in the works which would provide the Capitol Records Building with tall neighbors. Documents released by CRA/LA indicate that Kimpton Hotels & Restaurants will be stepping in to re-develop a parcel just north of Hollywood Boulevard into the Argyle Hotel.

Hollywood Office Building Probably Delayed Again

In what may be the least surprising news ever, the long stalled eight-story office building proposed for 1601 Vine Street has suffered yet another delay. Unfavorable market conditions have set the project back for years, but this time the culprit is Los Angeles’ slow moving bureaucracy. When the J.H. Snyder Company took over development of 1601 Vine back in July, they agreed to break ground on the project by April 2014.
