Fashion District Building Undergoes Office Conversion

Few places exemplify the revival of Downtown Los Angeles better than the intersection of 11th Street and Broadway, where a trio of historic buildings are being revived after sitting idle for decades. The Case Hotel’s reincarnation as the boutique Proper Hotel kicked off last year, while similar transformations are pending for the erstwhile home of the Los Angeles Herald-Examiner newspaper, as well as the former headquarters of the predecessor of today’s Metropolitan Transportation Authority.

Another Spring Street Tower Preps for Construction

Holland Partner Group, already in the midst of construction on three Downtown developments, is now preparing to begin work on a fourth. Last week, the Vancouver, Washington-based developer fenced off a nearly one-acre parking lot at 732 S. Spring Street, which will soon give way for a new high-rise building. The proposed 24-story tower will feature 308 residential units above approximatley 7,200 square feet of ground-floor retail space. Plans call for numerous residential amenities, including a fitness room, a swimming pool, a rooftop deck and a small pocket park along Spring Street.

Dual 24-Story Towers Rising at Eighth & Spring Streets

MVE + Partners, an Orange County-based architecture and planning firm, has announced the groundbreaking of 732 Spring Street, the second of two high-rise developments which the company has designed in Downtown Los Angeles for a joint venture between North American Sekisui House, LLC and developer Holland Partner Group. The $164-million project, located near the intersection of 8th and Spring Streets, consists of a 24-story tower which will feature 300 apartments, 7,500 square feet of ground-floor retail space and numerous amenities.

IgnitedSpaces Expands to DTLA

Co-working firm IgnitedSpaces is expanding its amenitized office space concept to Downtown Los Angeles. According to a press release, the Hollywood-based company has signed a lease with landlord Jamison Services to occupy approximately 42,000 square feet in the California Market Center (CMC) in the Fashion District. Under the terms of the long-term lease, IgnitedSpaces will occupy the entire 12th floor of Building B, which is one of three 13-story structures that comprise the 1.8-million-square-foot complex at Olympic Boulevard and Main Street.

TheMaxLofts Takes Fashion District Adaptive Reuse to New Heights

We’re happy to share a sneak peak of the newly-transformed Maxfield Building, now known as TheMaxLofts, with our readers. Located at 819 Santee Street, the project features 96 live-work condominium spec’d units throughout its 14 floors. Eight different floor plans are available, ranging from 571 square feet to 1,237 square feet in size. Rents start at $1,700 per month, while the building’s two-story penthouse units begin at $3,000 per month. The project is Capital Foresight Development’s latest adaptive reuse project in the up-and-coming Fashion District.
