A mitigated negative declaration published by the Los Angeles Department of City Planning has unveiled new renderings for the Boylston Arms, an upcoming residential complex which would straddle the border between Westlake and Echo Park. The project, which is being developed by the Lion Real Estate Group, will rise from an approximately .8-acre site located at 327-411 North Boylston Street.  Plans filed with the City of Los Angeles call for a six-story structure, featuring 121 residential units divided between studio, one-bedroom and two-bedroom floor plans.  As required the State of California’s SB1818 Density Bonus Program, the building will set aside 14 apartments for very low income households. Future residents will have access to a variety of open space amenities, inluding a swimming pool and a rooftop observation deck.  A ground-level site plan indicates that the project would also offer a 2,200-square-foot gymnasium and a tenant business center.  The project would also be served by a two-level parking garage capable of accommodating up to 145 vehicles and 133 bicycles. The Boylston Arms development is being designed by VTBS, a Santa Monica-based architecture and design firm.  According to an elevation plan included with the project’s mitigated negative declaration, the building’s exterior finishes will include wood siding, painted steel railing and heavy and medium dash plaster. Construction of the Boylston Arms will occur over approximately two years, although an precise starting date is currently unclear.  The Eastisder reported earlier this year that the project was expected to break ground during the Fall.  A series of small residential structures currently occupy the development site.
