Another Big Apartment Complex Proposed in Westchester

As Playa Vista gradually booms into one of Southern California preeminent tech hubs, a new wave of multi-family residential development is flowing into the adjacent Westchester neighborhood. According to a document from the Neighborhood Council of Westchester and Playa Del Rey, the latest example of this burgeoning trend is slated for an approximately two-acre parcel at 6733 South Sepulveda Boulevard. Land owner 6733 So. Sepulveda Blvd. Associates recently presented plans to the council’s Planning and Land Use Committee for a new five-story apartment complex on the property.

More Housing Coming to Howard Hughes Center

Nearly three decades after work first began on Westchester’s Howard Hughes Center, construction is slated to begin soon on a low-rise residential development which would complete the build-out of the mixed-use campus. Earlier this month, Dallas-based Mill Creek Residential Trust announced plans to build the Village at Howard Hughes Center, a 375-unit apartment complex. The project will rise from an approximately three-acres of land at 5901 and 6055 Center Drive, creating three six-story buildings with ground-level parking garages.

Five-Story Apartment Complex Planned in Westchester

One of Southern California’s most prolific real estate firms is cooking up big plans near Los Angeles International Airport. According to documents from the Neighborhood Council of Westchester and Playa Del Rey, CIM Group intends to construct a low-rise apartment complex on a property located one block east of a bustling commercial stretch of Sepulveda Boulevard. Designs from Santa Monica-based VTBS Architects call for a five-story structure, featuring 137 residential units, 213 below-grade parking spaces and nearly 15,000 square feet of open space.

Elevated Crenshaw Line Station Takes Form

Infrastructure projects always move slower than molasses, but a year-and-a-half after breaking ground, Metro’s $2 billion Crenshaw/LAX Line is gradually beginning to take form. Progress is most apparent at the intersection of Century and Aviation Boulevards, where the installation of falsework portends the arrival of a future elevated station served by both the Crenshaw and Green Lines. The site was previously home to a 1960s-era freight rail viaduct which ferried trains above congested Century Boulevard.

New Plan for Westchester Apartment Complex

A document from the Neighborhood Council of Westchester and Playa Del Rey has unveiled preliminary renderings for 6733 Sepulveda Boulevard, a residential complex planned by real estate investment company Sandstone Properties. The project, located near the 70-acre Howard Hughes Center, would consist of a low-rise structure featuring 176 apartments and a 245-car parking garage. Units in the proposed development would consist of studio, one- and two-bedroom dwellings withh an average floor area of 641 square feet.

Apartments Rising at Howard Hughes Center

As Westchester’s Promenade at Howard Hughes Center begins receiving a much needed facelift, construction continues on a large multi-family residential development elsewhere on the 70-acre mixed-use campus. Slightly over one year ago, Chicago-based real estate investment trust Equity Residential broke ground on Altitude at Howard Hughes Center. The project, which consists of six-story buildings at 5900 and 6040 Center Drive, will create 545 one- and two-bedroom apartments. Both buildings will come replete with residential amenities, including multiple workout facilities and entertainment centers.

Otis College Expanding Westchester Campus

In anticipation of its centennial in 2018, the Otis College of Art and Design is adding nearly 100,000 square feet of new facilities to its main Goldsmith Campus in Westchester. Construction is already underway on the primary component of the improvement project: a 91,000 square foot structure located along the campus’ western perimeter. The low-rise structure will be divided into separate residential and academic wings, linked together by a 300-seat auditorium at ground level.

Six-Story Apartment Building Begins Work in Westchester

Site preparation is underway for another low-rise residential complex at Westchester’s Howard Hughes Center. The latest development, known as the Village at Howard Hughes Center, is rising from an approximately 2.9-acre property at 5901 Center Drive that was once entitled for an office building. Plans call for a trio of six-story structures featuring 375 apartments, 1,500 square feet of retail space, numerous courtyards and rooftop decks. Permit filings from the Los Angeles Department of Building and Safety indicate that the residential and commercial complex is being designed by Santa Monica-based architecture firm Van Tilburg, Banyard & Soderbergh.

Sandstone Properties, a Los Angeles-based real estate firm, has unveiled updated designs for a proposed apartment complex to the Neighborhood Council of Westchester and Playa Del Rey’s Planning and Land Use Committee (NCWPDR). The development, slated for an approximately two-acre site at 6733 Sepulveda Boulevard, would consist of a five-story structure containing 176 residential units and parking accommodations for up to 245 vehicles. Plans call for a mixture of studio, one- and two-bedroom apartments which would average 641 square feet in size.
