Big Arts District Warehouse Becoming Office Space

The Arts District continues to shed its industrial past, as yet another adaptive reuse project joins an already considerable list of proposed developments. According to an October case filing with the Department of City Planning, a 280,000-square-foot warehouse complex at 2060 E. 7th Street is slated for a mixed-use conversion. Plans filed with the city call for 40,000 square feet of retail and 20,000 square feet of restaurant uses within the development.

Updated Look for Proposed Arts District Development

Architecture firm HansonLA has revealed an updated look for 1800 East Seventh Street, a proposed mixed-use development in the southern Arts District. The seven-story complex, which is planned by a limited liability corporation known as Elm Tree Investments, would feature 125 live-work apartments and 8,000 square feet of ground-floor retail space. Proposed amenities include 500 square feet of artist’s production space, outdoor gardens on the building’s second and roof levels, and two floors of underground parking.

Arts District Subway Extension Still Alive

According to an agenda item from the March 18th meeting of Metro’s Planning and Programming Committee, the transportation agency is continuing to explore the possibility of extending Red and Purple Line service east from Union Station to the booming Downtown Los Angeles Arts District. The proposed infill stations, first reported by the Downtown News, would be built near First and Sixth Streets using existing tracks within Metro’s Division 20 maintenance yard.

Finding Shelter in A+D's New Home

Last week, Urbanize LA had the chance to visit Shelter: Rethinking How We Live in Los Angeles- the first exhibition at the A+D Museum since it landed in its new home in Downtown LA’s Arts District. The exhibition features works from local architecture and design firms Bureau Spectacular, LA-Más, LOHA, MAD Architects, PAR, and wHY. Shelter focuses on residential architecture in Los Angeles, and how it adapts to solve new problems and fulfill new needs as our city transforms and urbanizes.

Breaking Down the Arts District's Soho Warehouse

An environmental report published by the Los Angeles Department of City Planning (LADCP) has revealed new details about Soho Warehouse, the highly anticipated Arts District expansion of Soho House. The new outpost - scheduled to open in 2016 - will occupy a six-story, 100-year-old former warehouse at 1000 S. Santa Fe Avenue. According to LADCP records, the private club will feature the following amenities: Soho Warehouse requires multiple discretionary approvals from the City of Los Angeles, including a conditional use permit for alcohol sales and a zone variance for parking.

Checking Out the Arts District's Ford Factory

In the Arts District, work is proceeding for an adaptive reuse project that will transform the vintage Ford Factory at 7th Street and Santa Fe Avenue into creative offices. The Shorenstein Company, a San Francisco-based real estate developer which purchased the four-acre complex last year for $37 million, is in the process of converting the erstwhile manufacturing center into approximately 254,000 square feet of office space and 60,000 square feet of ground-level retail and restaurant space.

First Look at ROW DTLA

A new set of architectural renderings depict the mixed-use makeover now underway at the Arts District’s landmark Alameda Square. The 30-acre industrial complex, highlighted by its trio of hulking 98-year-old warehouses, is being rebranded by owner Atlas Capital Group as ROW DTLA, a two-million-square-foot campus consisting of creative offices, green spaces, shops and restaurants. According to a marketing brochure from the Runyon Group, a Los Angeles-based real estate firm that is partnering with Atlas Capital on the project, plans call for approximately 1.3-million square feet of office space capable of housing as many as 20,000 employees.

More Renderings Revealed for Arts District Development

Fairfield Residential and Legendary Development have revealed new renderings for 950 E. Third Street, a $215-million mixed-use development which broke ground earlier this week in Downtown’s booming Arts District. The project, now rising from a six-acre site adjacent to the Southern California Institute of Architecture, will feature a series of five- and six-story buildigns containing 472 studio, one- and two-bedroom apartments and 22,000 square feet of ground-floor commercial space. Plans also call for numerous amenities throughout the development, including a two-story social and sweat lounges, a dog wash and play area, a rooftop deck, a courtyard and a rooftop deck.

Upcoming Arts District Complex Seen from Above

Overhead footage from architectural photographer Hunter Kerhart offers a unique perspective on At Mateo, a retail and creative office complex now under construction in the Arts District. The $80-million project, which is being developed by a joint venture between ASB Real Estate Investments and Blatteis & Schnur Incorporated, will include a series of low-rise structures featuring approximately 130,000 square feet of stores and restaurant and 50,000 square feet of offices. Plans also call for a four-story, 540-car carage to be built with the development.

Plans Revealed for Latest Arts District Development

Four months after purchasing a 1920s warehouse in the Arts District for $21.6 million, real estate investment firm Est4te Four Capital has filed redevelopment plans for the property with the City of Los Angeles. According to a case filing from the Department of City Planning, the British company intends to add nearly 65,000 square feet of space - or approximately three new floors - atop the two-story structure at 2nd and Vignes Streets.
